The ground-breaking ceremony for Airabella Lake Oconee, a new, vibrant neighborhood community, will take place on Thursday, Oct. 20. The welcoming, 137-acre, mixed-use property, will add layers of experiences to the area’s everyday offerings including chef-driven restaurants, a boutique hotel, local retail, shared green space and a public nine-hole golf course when construction starts in 2023 and is completed in 2025. The ground-breaking ceremony, hosted by the Airabella Development Team, will take place from 10 a.m.-12 p.m. at Old Linger Longer Road in Greensboro.
The Greene County Board of Commissioners unanimously approved the first of three phases of the mixed-use development at their monthly meeting Sept. 13. The first phase consists of 72 luxury townhomes and a commercial outparcel.

Located halfway between Atlanta and Augusta, Airabella Lake Oconee is designed around people as opposed to automobiles. Purposeful planning will ensure plenty of green space and open gathering spots in this pedestrian-friendly community. The overall vibe and feeling will be upscale but laid-back, a place where everyone is welcome for a meal, a round of golf or after-dinner drinks on the lawn. Paved trails encourage walking and biking will connect the property, creating a place where people can relax and enjoy the journey from one place to another.
This family-friendly refuge will offer special events and recurrent programming in the shared spaces where all can escape city life and experience the comforts and conveniences of small-town living. The development celebrates families with children of all ages by offering kid-friendly activities and programming and boasts shopping, approachable restaurants and golf on the public course. Airabella Development Team heads the Airabella Lake Oconee project, working together with master planner architect NELSON Worldwide, an award-winning firm delivering architecture, interior design, graphic design, and brand strategy services to clients around the world. NELSON created the design for the development to be similar to Halcyon or Avalon in Alpharetta, Georgia, with curated restaurants and shared community areas. The team is working with the Georgia Department of Transportation (GDOT) to ensure plans are in line with GDOT improvements already in progress in the area. David Grace, of A Classical Studio, will design luxurious residences affording an exceptional lifestyle, all with vernacular elements such as front porches, hedgerows, terracing, low masonry walls, gas lights and expansive patios. Single-family homes will be walkable with rear-entry garages to encourage pedestrian safe streets and front porch living. This lock-and-leave development will allow for greater peace of mind and enjoyment of the experience offered by Airabella.
In this pedestrian-focused community, residents and guests can park and leave their cars encouraging the use of electric golf carts and bikes over cars. Walkways and cartways, overlooks, pocket gardens, bridges, fire pits and benches will emphasize walkability and self-propelled mobility in this walkable outdoor community.
