330,000 square foot lifestyle center in Snellville, Georgia owned by Continental Realty Corporation

Continental Realty Corporation (CRC) has signed three leases totaling nearly 5,000 square feet of space at The Shoppes at Webb Gin, a 330,000 square foot lifestyle center located at 1350 Scenic Highway South in Snellville, GA. The recent leasing activity includes a vitamin therapy concept The DRIPBaR, fitness brand Club Pilates and Browlash, which provides eyebrow enhancement services. CRC, a Baltimore-based real estate investment and management company, acquired The Shoppes at Webb Gin last year, and these leases elevate the shopping center’s occupancy to 90% percent. Monica Johnson and Kelsi Holman of Continental Realty Corporation represented CRC in all three lease transactions.
Constructed in 2006, The Shoppes at Webb Ginis situated on approximately 48 acres on Scenic Highway North, the major freeway which connects Snellville to Lawrenceville, with more than 40,000 vehicles passing the site daily. The regional center is home to more than 60 tenants, including national retailers Sprouts Farmers Market, DSW, Sephora, Barnes & Noble, Bath & Body Works, H&M, Chico’s, Kay Jewelers, Loft, Sunglass Hut, Victoria’s Secret and White House Black Market. Sit-down and fast-casual restaurants located at The Shoppes at Webb Gin, include Bonefish Grill, Chili’s Grill & Bar, Longhorn Steakhouse, Red Robin, Wild Wing Café, and Ted’s Montana Grill.
Husband and wife Vincent and Tiffany Hill are franchise owners for The DRIPBaR
The DRIPBaR is a nationwide franchise that utilizes advances in cellular and biological science to help people obtain optimum physical and mental health using intravenous therapies, as well as wellness shots such as Vitamin B-12 and Vitamin C. Designed to offer quick doses of well-balanced nutrients and formulas, the IV infusions are designed to help boost energy, improve overall health, and address specific wellness needs.
This location at The Shoppes at Webb Gin represents the first franchise for husband-and-wife Vincent and Tiffany Hill, with the concept scheduled to open in January 2024. The DRIPBaR currently operates four locations in the greater Atlanta marketplace.
Tiffany Hill discovered The DRIPBaR franchise while researching a remedy for the dehydration issues she encountered during her battle with breast cancer in 2020. “I was looking for an alternative to paying $2000 per session for a fluid infusion, while also examining ways to alleviate the feelings of exhaustion as a result of medication,” she explained.
After just a few sessions with The DRIPBaR, Hill knew the concept was not only beneficial to her dehydration issues, but also affordable. As a result, the Hill’s were convinced that this was a concept that they wanted to introduce to as many people as possible.
“The world is headed in a different direction and consumers are increasingly interested in holistic and alternative solutions to their enduring health concerns,” she said. “IV therapy is helpful for fighting flu symptoms, stomach virus, and receiving a Vitamin C boost to help with a current deficiency. Even for those that practice healthy eating, it is difficult for people to get everything their body needs, and IV vitamin therapy can offer a faster and effective solution.”
Eight to 10 employees are expected to work at The DRIPBar upon its opening next year in its 1675 square feet of leased space. Sydney Isroff of Morrow Hill Commercial Real Estate represented the tenant in this lease transaction.
“As members of the community, we are familiar with The Shoppes at Webb Gin. With the active lifestyles of the surrounding community and excellent tenant mix, this was the first shopping center we considered for The DRIPBaR Snellville,” Hill added. “The center provides everything we were looking for in terms of visibility, access to a large population base and tenants that draw unique consumers.”
Browlash owners opening fifth location at The Shoppes at Webb Gin
After operating within a local Wal-Mart for the past several years, Browlash franchise owner Salima Merchant wanted her fifth location in the greater Atlanta marketplace to be contained in a traditional retail center. She and her husband Moyees signed a 1200 square foot lease at The Shoppes at Webb Gin.
Browlash services include eyelash extensions, semi-permanent 3D eyebrows, lip coloring, eyelash tinting, and hair removal around the upper chin, forehead, and sides of the head.
“We were anxious to find a more permanent home in Snellville that will help us grow our customer base while also providing an attractive environment for clients, and we found that and more at The Shoppes at Webb Gin,” explained Salima Merchant. “The existing tenants were a major attraction, and it will help to be surrounded by a variety of shops and restaurants that draw consistent traffic.”
Club Pilates, part of Xponential Fitness brands, adds to roster of wellness tenants
Club Pilates, part of the Xponential Fitness brand, offers a variety of class types, schedules, and membership packages to address the needs of a diverse audience. Franchise owner Keeoma Page signed a 1625 square foot lease at The Shoppes at Webb Gin with representation from Emily Kozarek of the Colliers International Retail Services Group.
Pilates is a low impact exercise that focuses on precise movements, breathing control and the utilization of light weights to benefit the abdominals, hips, thighs, back and arms. Classes are offered in reformer flow, cardio sculpt, restore and high-intensity training among others.
Located at the intersection of Scenic Highway N and Webb Gin House Road SW, The Shoppes at Webb Gin is in the 92ndpercentile for foot traffic among all shopping centers in the country, with over 70 minutes of average dwell time and the second most-visitedSprouts Farmers Market in Georgia, according to Placer.ai, a market research company that reports on consumer behavior by analyzing visitations in retail stores and shopping centers.
More than 68,000 people reside within a three-mile radius of The Shoppes at Webb Gin, with average household incomes approaching $110,000. Since 2010, the market trade area has achieved nine percent population growth, and an additional seven percent population growth is expected over the next five years.
