Property Enhancements Spur Leasing Activity at Galleria Towers with Three Companies Signing New or Expansion Leases

Developer and owner Hill Management Services, Inc. recently reinvested more than $3 million into eight-story commercial office and retail building on York Road in Lutherville, Maryland

Konare Law and Peak Management, LLC recently signed leases with Hill Management Services, Inc. for new space at Galleria Towers and HWK Law Group, LLC and sister company, Lawyers Express Title, LLC expanded their presence within the eight-story building located in the Lutherville section of Baltimore County. The cumulative leasing activity, which totaled nearly 17,000 square feet of space, follows the execution of Hill Management’s $3 million property enhancement program at the building. Ashley Zito, Senior Leasing Manager and Danielle Bridge, Leasing Manager for Hill Management Services, Inc. represented the landlord in all three leasing transactions.

HWK Law Group, LLC, a full-service law firm with practice areas including estate planning, elder law, trust & estate administration, and commercial and residential real estate law, doubled its presence within the building situated at the corner of York Road and Seminary Avenue to 8,000 square feet of space. The group, which also operates Lawyers Express Title, LLC, has grown exponentially over the past seven years.

“We attribute our momentum and success to the fact that we have virtually no law firm peers in the immediate area, and we work incredibly hard at paying attention to details and offering unparalleled service,” explained Chris Keelty, Partner of HWK and LET. “Galleria Towers has proven to be a corporate advantage to our firm due to its high-profile presence in Lutherville and position just off the Baltimore Beltway. Hill Management shares our passion for excellence and recently completed several capital improvements that significantly elevated the common area spaces and added new access points. This effort provided us additional confidence to expand our footprint in the building.”

“The availability of free parking and a large surface parking lot was a significant consideration in our decision to move here,” added HWK and LET Partner Nicole Hewitt. “The ability to walk to restaurants, an amazing on-site deli and our Pilates classes are additional bonuses. We spend a lot of time in the office so having a few walkable luxuries is a nice treat.”

In addition to updating the first-floor entrance of Galleria Towers to provide a more retail-like atmosphere, Hill Management Services installed a conference room that can accommodate 24 people and which is available for tenant and non-tenant use. Konare Law, a boutique law firm specializing in removal proceedings and cases from the U.S. Citizenship and Immigration Services, leased approximately 4,200 square feet of space within Galleria Towers. With more than 50 employees, this Baltimore County office joins those currently operating in Frederick, Miami and San Diego and replaces one in Baltimore City.

“Many of our clients in the Baltimore area have transportation challenges, so moving closer to them is extremely helpful for the growth of our firm,” Abdoul Aziz Konare, Managing Attorney for the firm. “This location allows us to expand into an area offering free parking that is easy to access. Galleria Towers is also extremely close to the Towson-area courthouse, which will increase the efficiency of our attorneys and staff.”
