EoS Fitness and CoCo Bella Beauty Supply are joining the line-up in NewQuest Properties’ Fort Bend Town Center, where construction has just begun on a new Metro station amid ongoing store openings in the massive life-essential development.
EoS has leased 40,000 sf of to-be-built space and CoCo Bella has taken 12,530 sf, both snapping up spots in different phases of the 144-acre project. Fort Bend Town Center encompasses three corners of the intersection TX 6 and the Fort Bend Parkway Toll Road, where a freeway expansion is underway.
“This project is pushing forward at a record pace,” says Andrew Alvis, senior vice president and development partner for Houston-based NewQuest Properties. “Everything that’s built is leased or in lease negotiations.”
The fast-paced openings are taking place in Phase II. Doors are now open on another 84,335 sf –Burlington, Ross Dress for Less, Ulta, Cava, Petco, Five Below and America’s Best. By year’s end, Dollar Tree will be up and running too.
Local officials have labeled Fort Bend Town Center as a game-changing development for Missouri City. The proof is in the 1,750-space Metro Park and Ride, a $70 million project that’s anchoring NewQuest’s Phase III. The garage will be completed in Q1 2025.
“Our partnership with the city and Metro is creating a destination of strategic and vital importance for the region’s future expansion, which is inevitable when the toll road’s extension over the Brazos River is completed,” says Austin Alvis, NewQuest’s president.
NewQuestwill soon start construction on a 55,716-sf expansion of a Phase II building, of which 40,000 sf is pre-leased to EoS Fitness. If all goes as planned, the fitness facility will be open in one year.
CoCo Bella’s anticipated opening is February. The beauty supply chain is sliding into a storefront that became available when an existing tenant relocated and expanded within the development.

At build-out, Fort Bend Town Center will total nearly one million sf of mixed-use space, including a 14-screen Cinemark theater. Construction began in 2007 and remained strong year after year as retail demand consistently outpaced the developer’s available space in the fast-growing suburban pocket.
“It’s a unique center in many aspects. It eventually will be a large regional hub in Fort Bend County,” Alvis says.
