A. Duie Pyle, a privately-owned transportation and logistics provider headquartered in West Chester, Pennsylvania, has acquired a 29-acre site within North East Commerce Center, a 100-acre business community in Cecil County, Maryland, owned and developed by Stewart Properties and St. John Properties, Inc. The purchase price was $2.195 million. Andrew Meeder and Dan Hudak of MacKenzie Commercial Real Estate Services, LLC represented the buyer, and Sean Doordan and Alex Lyons of St. John Properties represented the seller in this transaction.

Duie Pyle intends to construct a new service center at the site to support the transportation logistics, supply chain services and warehousing operations the company provides to the agricultural, automotive, food and beverage, healthcare, manufacturing, and retail industries. Powered by a network of 17 warehouses, 30 cross-dock locations, 1,650 service center doors and more than 2,000 drivers, the family-owned entity focuses on the Northeastern and Mid-Atlantic sections of the United States and delivers freight throughout North America.

Situated at the intersection of North East Road (MD Route 272) and Lums Road in North East, Maryland, the business community currently contains Delmarva Power, FedEx, a Herr’s distribution facility, and other assorted users. The business community is approximately 45 miles from Baltimore and Philadelphia International Airport, 55 miles from Philadelphia, 85 miles from Washington, D.C. and 140 miles from New York City.

“Given the business community’s strategic position near Philadelphia, Wilmington and Baltimore, this is the ideal location for A. Duie Pyle to service its existing customers and further expand the company’s reach throughout the Mid-Atlantic and Northeastern region,” said MacKenzie’s Andrew Meeder.

According to Cecil County Economic Development, the county offers businesses overnight access to more than 90 million customers, which provides access to approximately one-third of the country’s effective buying income within an eight-hour drive. Cecil County is in the Baltimore Foreign Trade Zone, providing economic incentives to companies importing or exporting international goods, and generates more than $5 billion in economic output annually.

“With one four-acre site remaining for sale, we are nearing the full disposition of the North East Commerce Center land parcels to end-users,” stated Alex Lyons, Acquisitions Representative, St. John Properties.
