Downtown Office Tower Reaches 96% Leased with Addition of Law Firm Sacks & Sacks LLP and Nonprofit After-School All-Stars
Rudin announced today that it has finalized leases with law firm Sacks & Sacks LLP and nonprofit After-School All-Stars totaling 13,377 square feet at One Battery Park Plaza, bringing its 35-story, 870,000 square-foot office tower in Lower Manhattan to 96% leased.
For over 60 years, New York City-based Sacks & Sacks LLP has specialized in obtaining compensation and damages for construction workers injured on the job. The firm signed a 6-year lease for 9,526 square feet on a portion of the second floor at One Battery Park Plaza. Sacks & Sacks’ headquarters relocation from 150 Broadway is set for the fourth quarter of this year.
The New York chapter of After-School All-Stars, one of the country’s largest nonprofits working to close the opportunity gap for low-income youth, signed a 5-year and 4-month lease for 3,851 square feet on a portion of the eighth floor at the building. The organization, which plans to relocate from 515 Madison Avenue in October, provides comprehensive after-school programs that keep children safe and help them succeed in school and life.
Earlier this year Rudin announced leases with two other law firms – Romano Law, which took 8,335 square feet, and Barry McTiernan & Moore LLC, which grabbed 18,464 square feet. Additionally, mental health services organization, Partnership With Children, secured 8,036 square feet at the building.

Originally constructed by the Rudins in 1971, One Battery Park Plaza features original architecture by Emery Roth & Sons and a renovated Italian marble lobby by Specter DeSouza Architects. Floor plates in the building range from 27,000 to 29,000 square feet and offer sweeping views of New York Harbor, the Statue of Liberty, Ellis Island, Governors Island, and Battery Park.
One Battery Park Plaza has achieved the WELL Health-Safety Rating, is WiredScore Platinum certified and utilizes Nantum AI, the world’s most advanced building operating system. Major tenants at the tower include Curtis & Ginsberg, Nationwide Mutual Insurance, the International Refugee Assistance Project, Cullen and Dykman. Hughes Hubbard & Reed, Seward & Kissel, Meridian Capital, The Partnership for New York City, and CetraRuddy.
