Divu Printing Solutions LLC has snapped up the last space in Woodlands Business Center Building 2 in the Upper Great Southwest Industrial District, signing a long-term lease within two weeks of touring the site for an immediate inroad into Dallas/Fort Worth.
The new-to-market tenant has already set up shop in the 8,320-sf end cap or more than one-third of 2007 108th St. in Grand Prairie. As it now stands, Bradford Commercial Real Estate Services has reached 100% occupancy in two of the three buildings in Woodlands Business Center – and is hoping the local landlord’s new incentive will result in lease-up by year’s end.
“Two first-class round-trip tickets to any place in the U.S. for a signed deal by year’s end for the 12,070-sf vacancy in Woodlands Business Center. That kind of offer is unique to the market, at least to my knowledge,” says Jason Finch, senior vice president of Dallas-based Bradford. He partners with Michael W. Spain, executive vice president and managing partner, on leasing the project.
Woodlands Business Center’s owner, Stonelake Capital Partners, has just launched the leasing campaign for 2005 108th St., the largest of the project’s three structures. The barebones requirement is a signed lease by year’s end for 12,070 sf of move-in-ready space or upsized to 19,226 to include adjacent space that will be available at the end of November.
“We are beginning to see the impact of the landlord’s new offer, which is getting Woodlands Business Center at or close to the top of tenant reps’ tour lists,” Finch says.
The 91,854-sf Woodlands Business Center’s tenant base primarily is service-based companies. The project is located in a high-demand area close to Dallas/Fort Worth International Airport, TX 360 and the Arlington Entertainment District.
Bradford is marking its 10th year in leasing Woodlands Business Center, which was acquired in 2017 by Stonelake Capital Partners. Walker Floyd of Holt Lunsford Commercial represented Divu Printing Solutions.
“The landlord always does a really nice make-ready. Divu’s market entry went smoothly and quickly as a result,” Finch says.
