Bennett’s extensive expertise further positions DHPH as the leading developer of complex logistics warehouses in dense, urban-core areas including multi-story facilities.
Bennett, a former principal with Ware Malcomb, has designed more multi-story, urban-infill distribution centers than any other architect in the nation, including groundbreaking DHPH projects. Bennett has deep experience with land-use and planning studies and with complicated zoning and infrastructure challenges. His expertise in multi-story projects provides a critical advantage as shrinking inventory, scarcity of industrial-zoned land and the growing need to provide more space closer to consumers dramatically increase the challenges to logistics warehouse projects.
Founded in 2016 by Dov Hertz, DHPH is a Manhattan-based industrial real estate development, investment and management firm that has been at the forefront of the industrial logistics trend, developing some of the nation’s first multi-story urban distribution warehouses, including 640 Columbia Street in Brooklyn.
Hertz, who served for 13 years as executive vice president of acquisitions for Extell Development Company, has swiftly built the firm into a leading industrial developer with more than 4 million square feet, or over $2 billion, of Class-A urban logistics facilities complete or underway in cities throughout the Northeast, including New York City, Boston and Philadelphia.

Among recent DHPH projects is 55 Bay Street, an 83,000-square-foot distribution center in Red Hook, Brooklyn, providing direct access to Brooklyn, Manhattan and the greater metropolitan region. Delivered in September, the facility is the first true dense infill industrial building developed on spec in New York City. 640 Columbia Street is a 500,000-square-foot warehouse also in Red Hook, Brooklyn, and also leased by Amazon’s AMZL, and is the first multi-story logistics building on the East Coast. Other notable DHPH projects include the 18-acre, 1.8-million-square-foot Sunset Industrial Park development in Brooklyn; 65-acre 1900 South Avenue in Staten Island; 69-acre 5000 Richmond Street and 21-acre 9801 Bluegrass Road in Philadelphia.
Bennett began his career as a designer at Ware Malcomb, a top provider of planning, architecture, interior design and civil engineering services, in 1997 after completing a University of Arizona architecture degree. He spent 24 years at the firm and served as head of the East Coast division.
