The Atrium Building in Alexandria, VA Spurs New Leases as Massive Renovation Reaches Completion

W.C. & A.N. Miller Development Company and Avison Young announced today the completion of a massive, all-encompassing, two-phase project to fully renovate The Atrium Building  a five-story Class A office building in the heart of Old Town Alexandria, located at 277 S. Washington Street.

The $5 million repositioning project tackled structural and interior improvements and took 18 months to complete. One of the most significant enhancements is a spectacular 4,500-square-foot (sf) penthouse level rooftop with a state-of-the-art conference center and event space that features sprawling views of the Potomac River, Old Town and National Harbor. The rooftop terrace is a tenant amenity and is available for public events.

Among other improvements are a transformed atrium lobby with multiple lounge and huddle areas along with a golf simulator room, showers, lockers and a secured bike room, as well as a new grand staircase connecting the fifth floor to the penthouse amenity center and terrace.

The eye-catching renovation has inspired a number of tenants to renew and expand their leases and attracted considerable interest from prospective tenants.

The perfect blend of modern and classic, the building features expansive 31,000-square-foot (sf) floor plates and a unique atrium core that brings ample natural light into the space and provides an excellent interior and exterior window line to tenants. Three floors are available for lease totaling 85,000 contiguous sf on the third, fourth and fifth floors. In addition, built-out Spec Suites to accommodate smaller businesses in need of 1,500–4,500 sf of space will be delivered later this year.
