Legacy Partners, a privately held national real estate firm, together with their joint venture partner Griffin Capital Company, LLC, a leading privately held alternative investment asset manager, today announced the opening of the second and final phase of Legacy at Fitz, a 363-residence apartment community located in Aurora, Colorado, across the street from Fitzsimons Medical Center.
Phase I of Legacy at Fitz, located at 1363 N. Victor Street, opened in May 2021 and consisted of a five-story building with 109 residences and two townhome buildings with a total of nine three-bedroom units. Phase II includes the opening of 245 new residences with two courtyards, a pool and spa, two-story fitness center and yoga room, fifth level observation deck with views of the Front Range, and a clubhouse with a fully functional kitchen, billiards table, a private video game room and a private dining room.
“Legacy at Fitz is one of the most unique new apartment communities in Aurora,” said R. Lane Cutter, Senior Managing Director at Legacy. “We designed it to appeal to a wide range of residents — from affordability-seeking Denverites to those who work and live around the Anschutz Medical School area. The community has been filling up quickly since we opened the first phase and we expect leasing efforts to dramatically increase with the opening of these new residences and the diverse amenity areas.”
Designed by Denver-based architectural firm Davis Partnership, the community is located just minutes from Denver International Airport and only a half-mile from an RTD light rail station. Residences range from 564 to 1,667 square feet, with studios starting at $1,450 and three-bedroom layouts starting at $2,750.
Eric Kaplan, President, Griffin Capital Private Equity, added, “Legacy at Fitz is one of the first new apartment communities in our QOZ fund to deliver since we announced the fund in 2019. We could not have asked for a better team than Legacy Partners. This community fills an important housing need in the region and we’re all very pleased with the leasing efforts thus far.”
Legacy has built and managed several communities in the Denver Metropolitan Area, such as TriVista on Speer, in Denver, and Legacy on the Promenade, in Westminster. Legacy and Griffin Capital broke ground on Legacy at Fitz in August 2019. Legacy is professionally managing the property.
