HREC Investment Advisors is pleased to announce it has arranged the sale of the 92-guestroom Hampton Inn Baltimore Woodlawn located in Windsor Mil, Maryland, and the 97-room Tru by Hilton Ashland/Richmond in Ashland, Virginia. Opal Hotels Group, based in Raleigh, NC, who manages over 600 rooms in 5 states, has acquired the Tru by Hilton Ashland/Richmond. They are a real estate investment firm focused on the acquisition, development, management, and ownership of limited and select-service hotels.
HREC Investment Advisors exclusively represented the seller, KM Hotels, on this transaction. The marketing and negotiations were led by Ketan Patel, Managing Director in the HREC Investment Advisors Washington D.C. office, Amish Naik, Vice President in the HREC Investment Advisors Charlotte office, and Dana Weinberg, broker on record for Maryland and Virginia. KM Hotels, a family-owned and operated hotel management and investment company, are located in Richmond, Virginia.
The Hampton Inn Baltimore Woodlawn is located immediately off Interstate 695 and just north of Interstate 70, providing easy access to Baltimore to the east and Washington DC to the South. The Hotel is less than two miles from Woodlawn’s three largest demand generators, Social Security Administration headquarters, Center for Medicare and Medicaid Services, and the FBI’s Baltimore Field Office. Additionally, the Hotel is less than 10 miles from downtown Baltimore. Corporations headquartered in Baltimore include Carefirst, Legg Mason, Under Armour, T Rowe Price, and Exelon.
The Tru by Hilton Ashland/Richmond is conveniently located off of Interstate 95, just North of Richmond, Virginia. The newly built Tru by Hilton Ashland/Richmond is located off I-95 near the heart of Ashland, just outside of Richmond. Randolph-Macon College and the Ashland Train Station are about a mile away from the Hotel. Ashland is a town in Hanover County, Virginia, located 16 miles north of Richmond along Interstate 95 and U.S. Route 1.
