Och Spine Outpatient Facility Will Serve Rapidly Growing Office and Residential Communities on Midtown’s Far West Side
Tishman Speyer, one of the world’s leading developers, owners, operators and asset managers of first-class real estate, today announced that NewYork-Presbyterian is bringing its world-class Och Spine care to The Spiral, establishing a state-of-the-art outpatient spine center at the base of The Spiral, Tishman Speyer’s 65-story tower currently under construction at 66 Hudson Boulevard in Manhattan.
The Och Spine outpatient center will spread across the 75,000 square foot second floor of The Spiral. The center will leverage innovative technology to provide seamless access to care and a second-to-none patient experience, serving as a one-stop shop for spine evaluation, imaging, and treatment, as well as improving spine health. The space will feature on-site radiology, procedure rooms, a physical therapy gym, and a collaborative space for physicians.
As part of the 20-year lease, Tishman Speyer will create a dedicated lobby for the facility on 35th Street west of 10th Avenue. The center represents a major expansion of the Och Spine program, which builds on the original 2017 donation by the Jane and Daniel Och Family Foundation and is backed by world-class Columbia and Weill Cornell physicians. Och Spine’s care model is unique in that each patient’s care team specializes in and is solely dedicated to treating conditions of the spine. Since its establishment, the program has successfully integrated orthopedic surgery, neurosurgery and a full array of nonsurgical approaches, thereby delivering holistic, innovative and comprehensive spine care.

Tishman Speyer has now successfully pre-leased 70 percent of the 2.8 million square foot office tower. Pfizer, one of the world’s pre-eminent biopharmaceutical companies, will relocate its global headquarters to 746,000 square feet in The Spiral. Premier law firm Debevoise & Plimpton LLP has committed to 531,000 square feet; AllianceBernstein has pre-leased 166,000 square; Turner Construction will relocate its world headquarters into 75,000 square feet; HSBC will relocate its headquarters to 265,000 square feet to the 29th and 30th floors of the iconic new tower.
Designed by BIG-Bjarke Ingels Group, The Spiral rises to 1,031 feet and features a cascading series of landscaped terraces and hanging gardens as its signature element. The terraces will ascend, one per floor, in a spiraling motion to create a unique, continuous green pathway that wraps around the façade of the tower and supplies occupants with readily accessible outdoor space. Construction completion and initial occupancy of the tower is slated for late 2022.
Located at the intersection of the High Line and the four-acre Bella Abzug Park, The Spiral will encompass a full block stretching from West 34th to West 35th Streets and from 10th Avenue to the park. The six-story base of the building will include a lobby with ceiling heights of up to 28 feet and entrances on Hudson Boulevard East and 10th Avenue. The base also will include approximately 25,000 square feet of first-class retail.
NewYork-Presbyterian chose The Spiral for its easy accessibility from all five boroughs, New Jersey, Westchester County and Long Island. The tower is located in close proximity to New York’s most convenient transit hubs, including Penn Station, the Port Authority Bus Terminal, Midtown Ferry Terminal, Lincoln Tunnel and West Side Highway. The 7 Train is just steps away and three stops from Grand Central Terminal.
This marks the second recent collaboration between NewYork-Presbyterian and Tishman Speyer. In September of 2021, Weill Cornell Medicine, in partnership with NewYork-Presbyterian, celebrated the opening of a new 50,000 square-foot medical practice at The JACX, a 1.1 million square foot creative office campus developed by Tishman Speyer in Long Island City.
