Arizona-based Quick N Clean Express Car Wash is pushing full throttle on a Texas expansion, locking in four locations in Greater Houston with negotiations actively underway for another 15 region-wide.
In back-to-back acquisitions, the express car wash chain has acquired three development sites:
▪ 1.54 acres near the intersection of Fairmont Parkway and Panama Street in Pasadena;
▪ 4.41 acres at the intersection of FM 1488 and Katy Lee Lane in Magnolia;
▪ and a 0.94-acre tract at 13838 Westheimer Rd. in Houston. An existing 5,540-sf car wash will be razed in the near future.
Meanwhile, Quick N Clean is poised to start construction on a site it bought in late 2021 at 16746 FM 529 in Copperfield’s major retail hub. An existing car wash will be demolished and the 6.11 acres scraped to make way for a new facility, which is slated to open in Q4.
“Quick N Clean is an experienced developer. It is highly creative in site selection,” says Nick Ramsey, senior associate of NewQuest Properties who represents the Scottsdale, Ariz.-based chain in Greater Houston. “There’s no set limit on the number of locations at this point.”
The privately owned company began focusing on Greater Houston after establishing its presence in North Texas, where there are six locations up and running. Quick N Clean also is expanding in its home state of Arizona and California.
“Express car washes are pandemic-resistant as was proven in 2020 and 2021. They were able to stay open unlike full-service competitors,” Ramsey says.
A Quick N Clean Express Car Wash features three pay stations, vacuums and wash tunnel. “There is no interaction with employees unless it’s needed,” Ramsey explains.
Quick N Clean has achieved national recognition for its high-end services, including a membership option and state-of-the-art technology. According to market studies, nearly eight million vehicles are washed each day at retail car washes nationwide.
“Quick N Clean is watching Houston’s residential growth, especially in the west and southwest sectors,” Ramsey says.
In the Pasadena deal, Ramsey and Jon Jamison, formerly with NewQuest, brokered the acquisition for Quick N Clean. The seller was John O. Harris Interests LP, which was represented by Marshall Clinkscales of Colliers International Houston Inc.
In Magnolia, the seller was LIDL US Operations LLC. J.J. McDermott, also formerly with Houston-based NewQuest Properties, represented the seller in negotiations with Quick N Clean’s broker, Ramsey.
Fall Creek Car Wash & Lube Inc. sold the Westheimer property to Quick N Clean, Ramsey’s client. Sunny Durani of Realm Real Estate represented the seller.
NORTH TEXAS SALE
Digitec Dental Laboratory LLC has acquired an 11,904-sf industrial building on 0.89 acres at 2835 Virgo Lane, Dallas, from Devices and Services Co. Susan Singer, executive vice president of Bradford Commercial Real Estate Services, represented the seller. Jimmy Yi of Neostone Realty Group represented the buyer.

GBK Sports LLC has leased 8,055 sf of office/warehouse space in Woodlands Business Park Building 1, 2009 108th St., Grand Prairie, from SL Project Texas LP.
