CBRE Relocating Tysons Office to Boro Tower

CBRE announced it has signed a 24,108-sq.-ft. lease at Boro Tower located at 8350 Broad Street in Tysons. The firm will relocate from 1861 International Drive to The Boro, occupying the entire 11th floor. CBRE plans to move into its new space in the first quarter of 2023.

The new office is part of CBRE’s Workplace360 program, the company’s long-standing approach to workplace strategy for its corporate offices. The space will showcase CBRE’s “Future of Work” space standards, including innovative technology and a wider variety of collaborative spaces, designed to support hybrid working.

“Employee experience is one of the primary reasons we chose Boro Tower for our new Tysons office,” said Brad Flickinger, senior managing director of CBRE’s Tysons office. “Boro Tower will allow us to create a flexible, technology-enabled workplace environment focused on employee wellbeing, while providing access to the area’s best amenities.”

CBRE launched its Workplace360 program in 2012 and has since opened 100 Workplace360 offices across the globe. A cornerstone of the Workplace360 model is its “free address” approach where there is no assigned seating. As many companies move to hybrid work models, a free address approach enhances space utilization as all workstations can be used by employees who are in the office on a given day, rather than sitting empty when a desk is assigned to someone who is working remotely for the day.

“Over the past 10 years, Workplace360 has transformed how we work at CBRE and today, our flexible strategy is a model for our clients as they adapt their policies, office floorplans and their overall office portfolios to accommodate hybrid formats of in-office and remote work,” said Peter Van Emburgh, global head of CBRE’s corporate real estate. “For new locations such as Tysons, we are prioritizing high-quality healthy buildings, access to functional outdoor space, and elevated building amenities that will complement our activity-based workplace.”

Boro Tower is a 20-story office building that is LEED Gold certified. The property is located in The Boro, Tysons’ premiere mixed-use development project and live-work-play destination.

The company’s in-house Design practice will manage the workplace design and its Workplace practice will manage the workplace strategy research and change management.

CBRE’s Rob Faktorow, Meredith LaPier and Meghan Walters represented CBRE in the lease negotiations. CBRE’s Terry Reiley represented the building’s landlord and ownership, The Meridian Group and Rockefeller Group.
