One Logistics Park will feature 2.7 million SF of best-in-class industrial space along a key East Coast distribution channel
The Meridian Group (TMG) and Wickshire Industrial will break ground this week on One Logistics Park, a premier development featuring 2.7 million square feet (SF) of Class A industrial space in Winchester, Va.
Developed by TMG in partnership with Wickshire Industrial, One Logistics Park is strategically located near I-81, a strategic distribution corridor for the East Coast.
The multi-phased, master-planned project is beginning Phase 1 construction this month with a Shockey-designed 1.024 million-SF tilt-up concrete, cross-dock industrial building. It will feature a 40-foot clear height, 50-foot-by-54-foot column spacing, 65-foot speed bays, 250 trailer drops and 230 parking spaces. The facility also will offer full-building circulation and top-of-the-line infrastructure and finishes, with numerous build-to-suit options based on tenants’ needs.

We are thrilled to finally commence construction on this exciting project.”
TMG, a real estate investment and development firm based in Bethesda, Md., acquired the 277-acre property late last year. It is ideally located along I-81 — the transportation backbone of the East Coast — and will offer easy access to the Baltimore-Washington area via I-66 and I-70, as well as to the Virginia Inland Port that’s located nearby.
Once completed, One Logistics Park will feature 2.7 million SF of premier distribution logistics space and over 100,000 SF of space for gas service, quick service restaurants and other retail.
Wickshire Industrial, a Wickshire Group company, will oversee horizontal development of the site and has spent the last four years working on assemblage and zoning efforts for the property.

Gordan is handling the civil engineering on the project, with Perry Engineering in charge of the horizonal construction, including mass grading, road and utility work. The vertical design-build general contractor is Shockey. A Colliers team led by John Lesinski, Executive Vice President; and Ben Luke, Vice President; is marketing the project.
