Portman Announces Topping Out Of The Moore Building In Midtown Nashville

One of the tallest new buildings in Nashville’s Midtown district has reached its highest point. This Thursday, national developer Portman and Creed Investment Company will celebrate the topping out of the Moore Building, a highly amenitized, 16-story office tower with street-level retail. Construction is set for completion in February 2023.

The Moore Building includes 236,000 square feet of Class-A office space with 27,500-square-foot floor plates. The office tower prioritizes state-of-the-art amenities and gathering spaces, including a sky lobby that connects to an 11,000-square-foot outdoor deck, 35-person conference room, tenant lounge and fitness center. At the ground floor, the tower will feature 8,500 square feet of retail that spills into sidewalks.

Situated along Nashville’s vibrant Music Row, the Moore Building pays homage to Scotty Moore, the legendary guitarist of Elvis Presley. The tower rises on the former site of Moore’s recording studio, Music City Recorders, and will incorporate original memorabilia from Elvis and Scotty. The Moore Building is in one of Nashville’s most walkable and bikeable communities and offers immediate connectivity to The Gulch, Edge Hill, Green Hills and West End.

Portman is developing the Moore Building in partnership with Creed Investment Company, a local leader in urban office and retail development. Hoar Construction is the general contractor. U.S. Bank provided the construction financing for the project. The building is designed by Nashville-based architect Greshman Smith. Office leasing is being held by CBRE.

In addition to the Moore Building, Portman is applying its experience with experiential mixed-use development to two other urban infill projects in Nashville: Eleven North and Ballpark Village.

Portman is redeveloping Eleven North, a 10-acre apartment campus in The Gulch, into a connected mixed-use destination with the addition of three mid-rise residential and office buildings. Located adjacent to Asurion’s HQ campus and Amazon’s new towers, the project will provide a critical link between the North Gulch and mid-Gulch districts. With direct access to the Gulch Greenway trail, Eleven North will create new paths for seamless pedestrian connectivity to the Gulch neighborhoods.

In Germantown, Portman is developing Ballpark Village, a 363-unit residential community that overlooks the Nashville Sounds’ First Horizon Park. Notably, the project includes an expansion of the Cumberland River Greenway and 17,000 square feet of chef-driven restaurant concepts at the street level.
