You type in your phone number and license plate number, then receive a text message that you’ve been successfully validated. It’s a completely frictionless experience.”

Guests also can add more time to their parking without having to feed more money into a meter or walk back to the garage. “The system sends you a text when your time is about to expire, you can add time right there through your phone,” Patterson says.

This integrated experience creates less work for retailers, as well.

“There are no validation stamps to keep track of, no validation tickets to run out of and no machine that can break in the middle of a busy shift,” Patterson says. “Should a tablet go down for any reason, there are several fail-safes in place to ensure a smooth transition. This includes the ability to use any electronic device to complete the process.”

Landlords and property owners, meanwhile, can track the number of validations with far greater accuracy. Instead of having to keep track of the number of paper validation tickets handed out, property managers can pull up their building’s latest parking data and see how many validations each retailer has issued and track the value of each validation given.

“It’s a great tool for making sure validations are only being used the way they’re set out in the retailer’s lease,” he says. “If retailers are giving away parking, you’re losing money.”

Phoenix’s system also allows the flexibility to restrict validations and adjust parking fees. “Different businesses at a single property may have different validation restrictions or different parking fees outlined in their lease agreements,” Patterson says. “Our platform makes that kind of customization a breeze.”
