Colliers is pleased to announce the sale of a ±10,575 square foot warehouse located at 4011 Chance Lane in Rosharon, Texas. The seller, Glenmorangie, LLC, was represented by Christopher Winters and Walter Menuet of Colliers in the transaction.
Located in Brazoria county, the industrial property contains two buildings. Structure one includes a warehouse that comprises of office space with a conference room, reception area, offices and a break room with mezzanine space above the office. In addition, building two is a ±1,200 square foot outbuilding. Constructed in 2008, the property is crane ready with a clear height of 19-23 feet.

The property is located in Houston’s South Highway 35 industrial submarket. The submarket contains 43.7 million square feet of industrial space which is currently 97.7 percent occupied. The average asking market rental rate is $7.74 per square foot and there are 690,000 square feet of industrial space currently under construction in the submarket.
