Lincoln Property Company Southeast (Lincoln) has announced the groundbreaking for Calhoun 75 Commerce Center, a forthcoming Class-A distribution facility in Calhoun, Georgia. Lincoln’s Denton Shamburger, Turner Fortin and Colin Beecham will oversee the construction, marketing and leasing of the building, which is set to deliver in fall 2023.
Calhoun 75 Commerce Center sits on Belwood Road in Gordon County, just a half-mile from I-75 and 50 miles from both Chattanooga and I-285. The 404,000-square-foot development will be front loaded and will feature 36-foot clear heights, 67 dock-high doors, 74 trailer parking spaces and 278 auto parking spaces with the ability to expand to add more auto/trailer parking stalls. It will also offer convenient tenant amenities including an outdoor grill and lounge area as well as an additional 1.2 acres of land available for excess parking.

According to a report from Lincoln, Northwest Atlanta saw a strong Q2 2022 with positive absorption of 1,520,339 square feet, its second most successful quarter of all time for absorption behind only Q4 2021. Since the end of 2021, there has been over 5.8 million square feet of new development completed in the area, and leasing momentum remains promising heading into the last quarter of 2022.
