Colliers is pleased to announce the sale of ±3.2 acres of raw land on Airport Road in Conroe, Texas. The buyer, Alliance 40, LLC, was represented by Anasofia Sada Mendez of Zarco Properties, LLC. Tom Condon, Jr. and John Grimsley of Colliers and Raymond C. Schuler, SIOR, CCIM of Kidder Mathews-Tacoma, WA, represented the seller, NWC #6, LLC, in the transaction.

The property is located in close proximity to Lone Star Executive Airport, Lone Star Convention & Expo Center and Conroe North Industrial Park/Deison Technology Park. The property sits in a high-growth industrial corridor and has over 234 feet of frontage on Airport Road.

The property is located in Houston’s The Woodlands/Conroe industrial submarket. The submarket contains 31.8 million square feet of industrial space which is currently 95.9 percent occupied. The average asking market rental rate is $10.57 per square foot and there is 1.7 million square feet of industrial space currently under construction in the submarket.
