Colliers Unveils Office Expansion at Park Towers North in Houston

Colliers is pleased to announce the completion of its office expansion in Houston.

Colliers, one of the largest commercial real estate services firms in Houston, has seen steady growth since moving to Park Towers in 2013. In 2020, the firm made the decision to take advantage of market conditions and position itself for planned future growth. Colliers previously occupied the ninth floor of 1233 West Loop South (Park Towers north building) in the Galleria submarket. The longer-term growth plan dictated the necessity to expand the footprint to the entirety of the tenth floor while retaining three-quarters of the ninth floor – a total of 36,954 square feet.

“As we grow, our space has had to evolve with us and support the ethos of our team,” said President Patrick Duffy. “Our new space creates collaborative pods and encourages interaction on multiple levels. It is professional, comfortable, fun, and efficient – which are four high priorities for Colliers. We have a goal of not getting too big. We intentionally limited our expansion to the right number of professionals to remain a major player without expanding to the point of creating unhealthy internal competition. ”

The new space includes a large executive conference room with the ability to open to the reception and kitchen area, three additional conference areas, both a large window-facing kitchen (including beer kegs) and a catering kitchen, a granite coffee bar, internal stairs and several collaboration/brainstorming niches. The sleek design also pairs practicality with built-in white noise throughout, motorized sit/stand desks, and multiple coworking spaces to accommodate collaboration. Adding to the atmosphere are glass and granite touches throughout the space.

“Covid changed the way we approached this project. We increased our percentage of offices versus workstations in our new design, bucking a trend of more open workstations. We also opted to have dedicated workstations for every employee versus utilizing hot desking. We wanted to create a space where people felt they have their personal space and will want to come into the office versus working from home,” Duffy said.

A beautiful live green wall with over 1,100 plants welcomes you to the tenth floor when taking the interior stairs. The wall, while a beautiful edition, also has several advantages including noise reduction, air purification and an improved sense of overall well-being. The large wall adds a touch of relaxation and welcoming ambiance.

Colliers Design + Construction Advisory Team headed the project from start to completion. The team’s uncompromising commitment to quality, on-time delivery and operational readiness was above par with the service promised with each project. Leveraging both understanding and knowledge of best practices, the team helped realize the design with the brand and daily workplace operations in mind.
