Grind Capital Group Tops Off First Project — Last-Mile Industrial Development Near Atlanta Airport

Opportunistic Real Estate Private Equity Firm Founded by Global Entrepreneur Has $200MM Development Pipeline, Positioned to Launch New Fund

Grind Capital Group, an opportunistic real estate private equity investment firm, has topped off its first ground-up Opportunity Zone development, a 171,200-square-foot Class A industrial development in the Atlanta airport submarket.

With a $200MM pipeline, Grind Capital is focused on socially responsible industrial, multifamily and land development. The firm is targeting $1B of new construction throughout the Sunbelt in the next five years.

“We are excited to celebrate our inaugural development as both the owner and developer of the project,” said Grind Capital CEO Justin Golshir. “We’re incredibly grateful to our team of consultants, the Metro Atlanta Chamber, Georgia Economic Development, Invest Atlanta and The Conlan Company for supporting us in this journey.”

Golshir is an entrepreneur, who successfully founded and sold previous real estate and tech ventures. He has worked around the globe in investment banking, private equity and real estate. A Georgia native and a former U.S.

Senate Fellow, his journey includes long stints in Washington D.C., New York, Dubai, London and Los Angeles.

As its name suggests, Grind Capital is an entrepreneurially-minded by-the-bootstraps company geared towards maximizing value with minimal resources. To date it has been self-funded with no outside equity or partners. It will launch a fund next year to continue to scale its commercial real estate strategy.

The firm’s first project, which is near completion, is a last-mile industrial development located inside the Atlanta perimeter called Aero Logistics at 285. It offers unmatched transportation access to I-285, I-75, I-85, the Atlanta airport and the Metro Atlanta area.

The building is expected to deliver a certificate of occupancy in December.

In addition to Aero Logistics, planned developments include a 400,000 square foot warehouse in the Atlanta Metro, a 20-story mixed-use apartment building in West Midtown and a 400-acre Atlanta Metro Opportunity Zone industrial park.
