MDH Partners today announces the hiring of Kate Kilgore to its asset management team. As Managing Director – Head of Asset Management, Kilgore will oversee the firm’s entire portfolio encompassing 210 assets, totaling 31.5 million square feet across 33 markets. Kilgore brings nearly two decades of industrial experience to her new role at MDH, having executed more than 150 leases across 55 million square feet of industrial space in her previous role.
“Kate has an impressive track record and an incredible reputation that made her a natural for this role,” said Jeff Small, CEO of MDH Partners. “She not only knows how institutional landlords think, but she is also the perfect fit for our culture of hiring great people everyone enjoys working with. We look forward to watching Kate apply her passion and expertise as she helps drive our asset management team to unlock even more value across MDH’s various portfolios.”
In her new role, Kilgore will lead a team of six on leasing, capital projects, and improving the overall performance and reporting of MDH’s portfolios. The firm’s extensive asset management experience creates value by investing capital into its assets, bringing a more aggressive leasing strategy, and working closely and creatively with the local brokerage teams.
“Working with an entrepreneurial firm like MDH Partners allows for more hands-on work that focuses on building relationships, executing data-driven strategies, and collaborating across teams to find creative solutions,” said Kilgore. “With a strong commitment to ESG, MDH has also established a culture that is focused on excellence and diversity, which I deeply value. As we work together to advance our asset management capabilities and generate the best possible results for our investors, I am eager to learn from my new colleagues and support the growth of MDH’s national real estate footprint.”
Before joining MDH, Kilgore served as a principal for Ares Real Estate, where she focused on industrial asset management across eight major markets. Prior to joining Ares in 2021 via an acquisition, Kilgore was senior vice president for Black Creek Group, where she oversaw asset management and leasing for the company’s Southeast region. Kilgore opened Black Creek’s Atlanta office and built strong broker and tenant relationships while partnering with the acquisitions and development teams to grow the region’s footprint. Kilgore holds a B.A. in History from Sewanee: The University of the South.
MDH’s ESG principles lie at the very heart of its mission and DNA. MDH formalized its Diversity and Inclusion policy in 2020 after recognizing a lack of diversity within the firm. Nearly 50% of MDH’s recent hires are diverse, 26% of its employees are female, and 50% of its partners are either diverse or female. Additionally, MDH has pioneered a number of new green initiatives, such as the use of Carbon Cure Concrete in its new developments. Last year, PREA recognized MDH by awarding its inaugural ESG Award in the Emerging Manager Category to the firm. MDH Partners has also remained active this year, acquiring nearly five million square feet of industrial assets throughout the U.S. since January. The firm recently expanded its portfolio into new markets including California, Minnesota, Maryland, Indiana, Illinois, and Pennsylvania.
