Cook Commercial Realty Negotiates Sale Of Industrial Condo At Countyline Corporate Park

Daniel P. Cook, Owner and President of Cook Commercial Realty, Inc., exclusively represented the buyer, PSTS Holdings Corp, in the purchase of a ±30,000-square-foot warehouse condo located at 4340 West 104th Street in Hialeah, Florida, within Countyline Corporate Park.

PSTS Holdings Corp., an import/export company, paid $6,143,139 for the asset. The transaction closed December 12.

“My client required a distribution facility with several loading doors with high ceilings and there just wasn’t anything available for sale in the market” explained Cook. “We found a diamond in the rough once we learned that Flagler Global Logistics was going to condo this particular building. PSTS Holdings immediately moved forward on the deal and secured a contract for its existing 20,000 square foot building, also located in Hialeah.”

Flagler Global Logistics represented the seller, Countyline 2, LLC, in the transaction.

Located just south of the Broward County line, the master-planned Countyline Corporate Park sits on 95 acres from Northwest 154th Street north to 170th Street and from Northwest 107th Avenue east to 97th Avenue and is one of the largest industrial parks in South Florida.
