Ledsion Lighting LLC has leased 25,730 sf of as-is office/warehouse space to facilitate a quick relocation of its U.S. headquarters and regional distribution center.
The China-based lighting company has set up shop at 9244 Markville Dr. in Dallas, backfilling a single-story wing at Medisend College of Biomedical Engineering Technology. The move was made in tandem with a lease expiration in the Regal Row Design District.
“We met our client’s relocation deadline despite the limited options in the market,” says Joe Santaularia, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services who served as the tenant representative.
Ledsion’s new base of operations is class B office/warehouse space with a 16-foot clear height and three loading docks. It is attached to Medisend College, which has owned the 61,604-sf project since 2005. Collin Rock of Cushman & Wakefield of Texas Inc. represented the landlord.
Ledsion manufactures and distributes commercial and outdoor LED lighting. The company maintains three distribution centers in the U.S.
“Ledsion reached out to Bradford just two months before its lease expired,” Santaularia adds. “It all worked out, but I definitely had to work quickly.”

Transmit Technology Group LLC has leased 2,859 sf of office space at 8418 Sterling St. in Commerce Office Park, Irving, from PRE DFW Airport LLC. Jason Finch, first vice president of Bradford Commercial Real Estate Services, and Michael W. Spain, executive vice president and managing partner, represented the landlord in the direct deal.
Molecular Testing Labs has leased 824 sf of office space at 8411 Sterling St. in Commerce Office Park, Irving, from PRE DFW Airport LLC.
