JLL arranges flexible lease for global investment company in fully furnished and wired pre-built space with floor-specific amenity center in preeminent Midtown tower
JLL announced that Scotland-based global investment company, abrdn, has become the first tenant of Forum at 875 Third in Global Holdings Management Group’s Class A Midtown East tower at 875 Third Ave.
Formerly Standard Life Aberdeen and the largest active asset manager in the UK, abrdn will occupy an entire 6,800-square-foot suite within Forum at 875 Third, a unique-to-market facility created on the fourth floor of the office tower.
Forum at 875 Third offers flexible leases for pre-built spaces ranging in size from 4,800 to 6,800 square feet square feet, all opening into a 6,000-square-foot central amenity space available only to tenants on the floor. The amenity space, which creates a dynamic addition to the individual offices, features lounge seating, conference facilities, huddle rooms, recreation areas and a pantry.
“We are thrilled to welcome abrdn to Forum, an exclusive offering made possible only by Global Holdings keen management and thoughtful investmentin the building,” said Paul Glickman, vice chairman with JLL. “Forum is ideal for smaller tenants seeking flexible lease terms on spaces with market-leading amenities.”
Forum’s four office suites come fully furnished and move-in ready with ergonomic furniture, abundant natural light, high-speed internet and HID Access that allows tenants to use their smartphone to interact with the building. Tenants also have access to the multiple service and retail offerings within the building’s atrium and lobby, including eateries such as Chopt, I Tavolo, Starbucks and Dunkin and wellness providers like KUR Skin Lab, A’s Body Works and Janet Sartin.
875 Third Ave. is a 14-sided, 29-story office tower designed by Skidmore, Owings & Merrill and developed by Robert Gladstone in 1982. The 750,000-square-foot, glass-clad tower, located between 52nd and 53rd streets in Manhattan, is home to numerous high-profile tenants and its unique design creates double-height ceilings on select floors. A recently renovated three-story lobby atrium brings the outside in and provides tenants with an arcade of retailers, with storefronts that open onto the street.
875 Third Ave. offers direct connection to multiple subway lines, allowing for direct transit to Grand Central, Penn Station, and Port Authority, and is surrounded by local and national retail brands, restaurants and entertainment options.
A JLL leasing team led by Paul N. Glickman, vice chairman, and Diana L. Biasotti, senior vice president, represented Global Holdings in the arbdn lease and is marketing the space with flexible leasing terms and exclusivity. Global Holdings was represented in-house by senior vice president and director of leasing Craig Panzirer. The tenant was represented by JLL executive managing director Christine Colley, vice president, Kristen E. Morgan, and associate Harrison G. Potter.
“At a time when most amenities occupy a single public floor, often at the base of a building and separate from tenant offices, we are thrilled to offer this unique space to employers seeking a distinct environment to attract talent,” said Craig Panzirer. “The design caters to tenants who require elegant, move-in-ready, flexible space as they position themselves for success in an uncertain market.”
