Skanska recently celebrated the topping out of 17xM, an 11-story, 334,000-square-foot mixed-use development in the heart of Washington, DC’s central business district.17xM has achieved WiredScore Platinum and will be the first SmartScore-certified office building in North America. The project is also targeting LEED® Gold and Fitwel certifications.

The topping-out ceremony is a tradition, passed down for generations throughout the construction industry. It honors the construction team’s hard work and signals a time of celebration for the progress made on a project.
The world-class design and construction to achieve the milestone included:
- A total of 169,177 man-hours worked through the end of January 2023.
- An estimated 23,000 cubic yards of concrete used on the job site.
- An estimated 44,000 cubic yards, or about 88,000 tons, of soil removed from the project site.
- Reduced carbon by an estimated 20% with the Embodied Carbon in Construction Calculator (EC3) tool.

Located at 1700 M Street Northwest, 17xM is strategically situated in the central business district, between Dupont Circle and the White House. It reflects Skanska’s “inside out” design concept, that is focused on the tenant experience, prioritizing personal wellness, integrated technology, and efficient space use. The building will include curated amenity spaces with integrated features, such as conference and event facilities, a rooftop deck, and a private lower-level terrace. The design also incorporates a private vehicular layby drop-off for tenants and guests that supports the reduction of overall traffic in and around the downtown corridor.
Gibson Dunn & Crutcher LLP has signed on as the anchor tenant taking 163,750 square feet at 17xM. Skanska is working with Kohn Pedersen Fox (KPF) architects along with consultants at Arup and Siemens to curate 17xM’s digitally connected environment and top-tier amenities package.
17xM is expected to be completed in 2024.
