
Antech Diagnostics Inc. has renewed and expanded its longtime lease in Royal Jetstar Tech Center, making a 10-year commitment for 22,578 sf of lab and office space.
Antech is one of the most tenured tenantsin the 92,051-sf project at 4040 W. Royal Lane in Irving. The national veterinary diagnostic business is planning a multimillion-dollar renovation of the extra 9,578 sf that it gained with a preemptive move on adjoining flex space.
“Antech is an excellent credit tenant who was committing to a long-term lease. The ownership was highly motivated to work out a deal,” says Jason Finch, first vice president of Dallas-based Bradford Commercial Real Estate Services. He and Michael W. Spain, executive vice president and managing partner, represent the landlord, Pre DFW Airport LLC.
Construction on Antech’s extensive build-out will begin by month’s end. The tentative completion is October.Ryan Buchanan of CBRE represented the tenant, who is marking 16 years in the project.
Under Bradford’s rein, Royal Jetstar Tech Center has been fully leased since 2019. Developed in 1999, the project is situated on a 5.85-acre tract in the highly sought-after Las Colinas submarket and is close to Dallas/Fort Worth International Airport, a bull’s eye for easy access to the Metroplex’s network of freeways for north, east, south and west travel. The building’s interior design features 90% office space and 10% warehouse.
“There isn’t much tech office product with dock-high loading capabilities in the market,” Finch says. “We’ve only had one vacancy since we’ve been leasing the project.”
