
Data services firm relocates to a full building at the amenity-rich, mixed-use Santana Row in San Jose
Savills today announced that it finalized a long-term, 301,019-square-foot lease for NetApp, Inc., at 3060 Olsen Drive, part of the mixed-use Santana Row complex located in San Jose, owned by Federal Realty Investment Trust of North Bethesda, Maryland. Savills further announced that it finalized the sale of NetApp’s 21.5 acre, 702,193-square-foot Sunnyvale Campus to Tishman Speyer of New York City.
NetApp, a global cloud-led, data-centric software company, has consistently been ranked as a Fortune 500 company since 2012 and is one of the leading tech companies in Silicon Valley. Formerly headquartered in Moffett Park in Sunnyvale, NetApp will move its global headquarters to Santana Row. The firm will occupy the entire brand-new building at 3060 Olsen Drive (also known as 700 Santana Row).
A Savills team comprised of Executive Managing Director and co-Branch Manager Joe Brady, Managing Director Michael Drew, Executive Managing Director Peter Hamann and Vice Chairman John Brady, managed the transactions and negotiated the deals. Savills Workforce Strategy Senior Managing Director Kevin Kelly, Head of Cross Border Tenant Advisory – Americas Jess Johnson, and Client Technology Solutions Corporate Managing Director Bryan Ezell also provided advisory services for the client.
Leveraging best practices and lessons learned through the pandemic, NetApp is evolving to a modern, hybrid work model and its new offices are designed to better support cross-functional collaboration and teamwork, while improving overall employee experience. To complement the focus on employee experience, the building has a full-service café, an 8,500-square-foot rooftop terrace and garden, penthouse executive wing and onsite parking options.
“With NetApp’s continued business transformation and its future of work strategy, it was clear we needed to find a new space that could accommodate the company’s needs today and beyond,” Joe Brady said. “Having worked with NetApp for several years, we were able to zero in on the space and location option that would work best for them as they move forward with a more modern, hybrid work model. Both projects were a real team effort on our end, and it’s gratifying to know that we delivered the perfect solutions for NetApp’s employees, partners and customers.”
In addition to the in-building amenities available to NetApp employees, Santana Row also offers over two million square feet of retail, residential, and hotel options, including restaurants, shops, a rooftop bar, luxury rentals and condos, a gym, spas, salons, and a movie theater.
Savills was able to seize on this opportunity through connections in Silicon Valley and position NetApp to secure first generation space that had brand-new interior improvements and significantly reduce their capital expenditures for improvements, furniture and equipment costs.
In June of 2018, Savills entered into a master services agreement with NetApp to provide tenant representation real estate services. With this comprehensive framework agreement, Savills offers NetApp with a broad scope of real estate services throughout the world.
