
NewQuest Properties has selected one of Greater Houston’s top-ranked Indian restaurants, Tandoori Hut, to backfill a prime spot in Cypress Village Station in northwest Houston.
Tandoori Hut has leased a 4,565-sf end cap in NewQuest’s mixed-use project as its second location in Harris County. The restaurant is slated to open in the fall.
“We were in discussions with several restaurateurs,” says Kevin Sims, vice president of Houston-based NewQuest Properties. “The landlord wanted something that was going to be different.”
Cypress Village Station, an urban lifestyle center, features more than 100,000 sf of retail, restaurant and office space, including medical, plus 273 upscale residential lofts and a 1,500-spcae Metro Parking Authority garage. The development, hovering 90% occupancy, fronts Northwest Freeway/TX 290 and is bordered by Skinner Roadin Cypress proper, a corridor bustling with construction activity and experiencing exponential growth.
Houston Methodist Cypress Hospital is building a 400-bed facility and two medical office buildings on 105acres adjacent to Cypress Village Station. Completion is projected for Q1 2025. Close by is the 1,300-acre Dunham Pointe, an under-construction 2,500-home master-planned community that will include Cypress-Fairbanks Independent School District’s new 146-acre educational campus.
“Tandoori Hut will be a new dining option in the 290 corridor. It is a good fit for the existing and future daytime population and residents,” Sims says.
The population in the three-mile trade area has spiked 21% in the past three years to nearly 90,000, with the average annual household income now standing at $170,000. The end cap had been vacant roughly six months when Tandoori Hut jumped into the mix to vie for one of the largest openings in NewQuest’s class A project.
“Houston is a multi-cultural foodie city,” Sims says. “Tandoori Hut is a successful restaurant with an authentic cuisine that will be a great addition to Cypress Village Station’s outstanding and diverse tenant mix.”
