
Habitat for Humanity of Greater Plymouth (www.hfhplymouth.org), a nonprofit organization which has delivered quality housing in partnership with families in need for over 25 years, will be offering one single-family home located at 47 Indian Avenue, Plymouth, MA for affordable homeownership. The existing cottage will be completely refurbished and expanded with an addition to have 3 bedrooms and 2 baths, approximately 1,390 sq. ft., including a partial basement, yard, propane furnace, town water, private septic, kitchen, dining area, living room, vinyl tile kitchen and bath floors with hardwood or carpeting in other rooms.
Applicants for the Habitat affordable home should live or work in one of HFHGP’s service area towns: Plymouth, Carver, Kingston, Plympton, Middleboro or Lakeville and must not have a maximum annual income that exceeds 60% of the area’s median income (AMI).
The buyer will be required to pay closing costs of approximately $4,000, and will pay an affordable mortgage. All adults in the household are also required put in 250 ‘sweat equity’ hours building the home alongside volunteers or supporting the organization in other ways. The 2023 Maximum Household Limits as determined by HUD are:
$62,340 (1 person), $71,280 (2 person), $80,160 (3 person), $89,040, $96,180 (5 person), and $103,320 (6 person). For a Habitat home, it is required that all bedrooms be filled.
The application deadline is 4 p.m. on November 1, 2023. Potential applicants are encouraged to learn more about the application and lottery process, qualifications, and expectations at an Information Session, scheduled for: Wednesday, September 27th at 7 p.m. at the Plymouth Public Library (Craft Room) or Sunday, October 1st at 3 p.m. at the Habitat ReStore in Carver, 160 N.
