Following significant leasing momentum, The Denham Building has cemented its place as the western anchor of Birmingham’s fast-growing Parkside District. In recent months, the project’s developer Third & Urban has inked more than 20,500 square feet in office leases, with one remaining spec suite available. The team also recently welcomed a new-to-Birmingham coffee bar called East Pole (now open) and Tucana Tiki Bar, an immersive cocktail experience opening later this Fall. East Pole and Tucana Tiki Bar join Monday Night Brewing at the building’s street-level.

Companies and retailers joining The Denham Building include:
- East Pole Coffee Co., a new-to-market coffee shop that got its start in 2015 roasting coffee in a friend’s garage in Atlanta and has twice been named Food & Wine’s best Georgia coffee roaster. This marks the brand’s third coffee bar location and first in Alabama (1,318 square feet).
- Tucana Tiki Bar, a cocktail bar by Alabama native Nicky Vann Tisdale that will transport guests to a tropical oasis filled with exotic rum drinks and evocative jungle decor (3,018 square feet).
- Arcadis, a leading global design and consultancy organization for natural and built assets (3,193 square feet).
- Turnerboone, a new-to-market furniture showroom (8,712 square feet).
- Alabama Media Group, which publishes AL.com and will bring its collaborative newsroom to the building (3,955 square feet).
- Clayco, a full-service real estate, architecture, engineering, design-build and construction firm (4,737 square feet).

East Pole opened its coffee bar earlier this summer at The Denham Building and is now open seven days a week: 7 a.m. to 6 p.m. on weekdays and 8 a.m. to 6 p.m. on weekends.
Third & Urban is seeking a full-service restaurant concept for the last remaining retail space; the 59 loft apartments are fully leased; and the last remaining office space is being built out as a turnkey, 11,629-square-foot spec suite. Located at 12th Street and First Avenue South, The Denham Building is positioned alongside Good People Brewery, Regions Field, Railroad Park and the forthcoming Urban Supply project by Orchestra Partners. In 2019, Third & Urban repurposed the historic building into upscale loft apartments, creative office and modern retail space. The Denham Building originally opened in 1927 and is named after its original architects, Denham, Van Keuren & Denham.
