Indoor family fun center signs lease for 23,000 square feet of space and urgent care facility leases 2,820 square feet of space with Continental Realty Corporation

Indoor family fun center Altitude Trampoline Park and urgent care facility American Family Care signed separate leases with Continental Realty Corporation (CRC) for a combined 26,000 square feet of space at Seven Hills Plaza, an 87,250 square foot neighborhood shopping center located in Spring Hill, Florida just north of Tampa. CRC’s Blake Dickinson, Vice President, Anchor and Development Leasing, and Kelsi Holman, Commercial Leasing Manager, represented the landlord in both transactions. Sandia Wasserman and Kiera Holubik of Florida Retail Partners represented American Family Care and Alex Wright and Heather McMillin of Franklin Street’s Retail Services Team also represented CRC in the American Family Care lease transaction.
Located at 11148 Spring Hill Drive and anchored by Planet Fitness and Walgreens, Seven Hills Plaza includes a mix of approximately 20 tenants offering personal and medical services, shopping, and sit-down and fast-casual restaurant options. It is positioned near the signalized intersection of Mariner Boulevard and Spring Hill Drive.
This represents the fourth Altitude Trampoline Park location for franchise group ATP Florida, according to Managing Partner Grady Hinchman. Each Altitude Trampoline Park is outfitted with a number of different pieces of equipment and play areas in its mission to offer children the opportunity to develop social and motor skills, critical and analytical thinking, and problem-solving techniques. Specific attractions include dodgeball, main court and stunt jump areas, and a variety of competitive jumping attractions.
Family memberships are available for frequent users and corporate team-building programs are offered for local businesses and organizations. The facility can also be rented for birthday parties and special events. The franchise group is also exploring locations in the Orlando area, Vero Beach and on Florida’s east coast in its objective to open an additional six to eight locations.
“Many variables go into our real estate decisions, but the presence of Planet Fitness at Seven Hills Plaza jumped out to us, because we know how much research that company invests in its site selection activities,” Hinchman said. “We believe there is not a better intersection in Spring Hill than the one offered at this center. Given the persistent high temperatures in Florida, parents look for indoor opportunities to keep their kids physically active and engaged to reduce their screen time. American Family Care’s site at Seven Hills Plaza is its eighth location in the greater Tampa market. The facility offers urgent and emergency care services, physical exams, vaccinations, express lab testing and X-rays. The primary goal of the healthcare center is to offer high-quality and professional primary care services to treat illnesses and provide care after accidents, and to avoid long waiting times found at the local hospital emergency room.
“We have been interested in the Spring Hill market for several years, because we believe that this area is underserved in the urgent and medical care categories,” explained Vik Patel, President, and CEO of Purple Square Management Co. “Seven Hills Plaza offers tremendous visibility from two major roads, and the center is positioned within a dense population center. With few options for urgent care in the immediate area, we believe this is the optimum place for our concept.” The facility will employ 15 to 20 professionals and is expected begin operation in first quarter 2024.
Nearly 125,000 consumers reside within a five-mile radius of Seven Hills Plaza, including nearly 50,000 households with an average household income exceeding $65,000. The daytime population within a five-mile radius is 82,000 people.
