Circle Clothing Leases 37,000 Square Feet in Sugar Land Corporate Center

Colliers has facilitated the lease of 37,000 square feet of industrial warehouse space for Circle Clothing in the Sugar Land Corporate Center located at 1631 Gillingham in Sugar Land, Texas. The landlord, Prologis Texas III, was represented by Jarret Venghaus and Jordan Raney of JLL. The tenant, Circle Clothing, was represented by Jim Pratt of Colliers.

“There was a limited supply of spaces of this size in the Sugar Land and Stafford markets,” said  Jim Pratt of Colliers. “This space will meet Circle Clothing’s current needs and Prologis is a great landlord.”

Sugar Land Corporate Center is an 88,200 square foot industrial warehouse and distribution space located in a master-planned park environment with excellent access to major interstates including US 90A, US 59, Beltway 8 and State Highway 6. It features a prime Southwest Houston location with a fully sprinklered front-load building space and seven dock-high doors.

Circle Clothing is a vertically integrated retail and fashion apparel organization with more than two decades of experience in textile manufacturing. They specialize in blank apparel and have produced customized products for brands such as Zara, Mango, Springfield, as H&M. The company develops its product line from raw yarn to the finished garment.

The property is within the Southwest Corridor’s Sugar Land industrial submarket, which contains 37.8 million square feet of inventory which is currently 87.9% occupied. Twelve buildings with 2.8 million square feet of industrial space are currently under construction within the submarket. The average asking rental rate is $10.76 per square foot.
