Two Renewals Preserve One Paddock Place’s Lease-Up

Bradford Commercial Real Estate Services has secured long-term renewals with two tenants who swiftly re-upped to keep their Southwest regional operations in the fully leased One Paddock Place in the Upper Great Southwest Industrial District.

Indianapolis-based Bottleless Water Solutions LLC and F1 Consultancy LLC, headquartered in the United Kingdom, have renewed 3,960 sf and 3,710 sf of flex space, respectively, at 2214 Paddock Way in Grand Prairie. The simultaneous rounds of talks went full circle within three months.

“These were two straight-forward deals that kept One Paddock Place at 100% occupancy for the third consecutive year,” says Michael W. Spain, executive vice president and managing partner of Dallas-based Bradford. He and Jim Ferris, vice president, represent the landlord, Paddock Partnership.

Collin Rock and Randy Wood of Cushman & Wakefield represented Bottleless Water Solutions. Alex Coe and Tim Rogers of CRESA Global Inc. were the tenant representatives for F1 Consultancy, which specializes in event technology.

One Paddock Place, totaling 71,677 sf, is occupied by 11 national and regional firms. The class B project is situated within blocks of TX 360 and midway between the Texas Rangers’ home of Arlington and Dallas/Fort International Airport.

Spain, who’s been leasing the project since 2005, credits the ownership, location and product type for the strong leasing history. Situated on roughly six acres, the 36-year-old One Paddock Place is a front park-rear load design with more than 300 parking spaces.

“Nobody is building projects, like One Paddock Place, to accommodate smaller users so the inventory is dramatically reduced right now,” Spain says. “More importantly, it’s a well-maintained asset with a highly responsive ownership who’s able to get deals done quickly.”

NORTH TEXAS LEASES

Compro Computer Serviceshas renewed 5,836 sf of flex space in Alpha Business Center Building 3, 4350 Alpha Rd., Farmers Branch. Brian Pafford, executive vice president and managing partner of Bradford Commercial Real Estate Services, represented the landlord, Kennington Alpha Business Center LLC, in the direct deal.

Acosta Inc. has leased 5,000 sf of flex space in Spring Valley Business Center, 4200-4488 Spring Valley Rd., Farmers Branch, from SV Tech Center LLC. Jason Finch, first vice president of Bradford Commercial Real Estate Services, represented the landlord. Steven Bates of Savills represented the tenant.
