Cravens Logistics Center Fully Leases 249,370 Square Foot Class A Distribution Building with Two Tenants

Cravens Logistics Center, a Class A distribution building developed by Johnson Development Associates, has fully leased 249,370 square feet of space with two tenants at 525 South Cravens Road in Missouri City, Texas. Optimal & Medpro leased 118,258 square feet, while Adven Group, LLC dba Nap Queen will occupy the remaining 131,112 square feet. John Nicholson of Colliers worked closely with Johnson Development Associates, in the development, construction and leasing of the building.

Cravens Logistics Center was completed in 2023. The new Class A distribution space is located near Beltway 8 and Highway 90 in Missouri City. The property features a 249,370 square foot distribution building on 17.58 acres with a 36 foot clear height, 49 trailer parks, a 180 foot truck court and a 267 foot building depth.

Optimal & Medpro began their in 2015. They have a commitment to deliver top-quality medical supplies. Their mission is to reduce the cost of healthcare by providing efficient supply chain solutions.

Nap Queen is a textile company that produces mattresses and pillows using non-harmful materials and certified foams. They were founded in 2017 and provide products to online consumers.

The property is located in the Southwest Corridor’s Highway 59/Highway 90 industrial submarket, which contains 27.6 million square feet of inventory that is currently 95.9% occupied. The average asking market rental rate is $9.71 per square foot, and there is currently 204,000 square feet of industrial space under construction within the submarket.
