In a two-week turn, RAM Surgical Supplies has negotiated and signed a long-term lease for the last spot in Falcon Centre as its new headquarters and distribution hub in southwestern Dallas County.
The company has leased 11,799 sf of class B office/warehouse space at 1707 Falcon Dr. in DeSoto. The leading distributor of surgical and medical supplies will move in Jan. 1.
Brian Pafford and Michael W. Spain, executive vice presidents and managing partners of Bradford Commercial Real Estate Services, represented the landlord, OMO Bros Enterprises. RAM’s broker was Sarah Mitchell of Mote & Associates.
“RAM was a former tenant several years ago in another one of the landlord’s projects,” Pafford says. “Negotiations moved quickly because they knew each other.”
The 11,799-sf space had undergone a spec build-out featuring a 1,486-sf office as part of Bradford’s marketing strategy. Its former use was dead storage by Solar Turbines.
“The build-out obviously helped to get it leased,” Pafford says.
The 68,098-sf Falcon Centre houses five tenants, ranging from 10,000 sf to 20,000 sf. The project is situated close to Interstates 20 and 35 as well as US Hwy. 67.
“Falcon Centre historically is well leased because of its location and the size of the units,” Pafford says.
