Miller Construction Company, a statewide, privately-held construction firm, has begun site work on Foundry Commercial’s IGP 95/Logistics Park, a highly anticipated industrial development consisting of three shell warehouses totaling almost 510,000 square feet in St. Augustine.
The tilt-wall, single-story project sits on 43 acres at 3405 International Golf Parkway and is scheduled to be delivered by Q3 of 2024. It is the first major warehouse project built in the historic St. Augustine area with convenient access to major highways serving the Southeast United States.
The project consists of three buildings, all equipped with 60-foot speed bays perfect for distribution tenants and 465 parking spaces for their employees. Building 100 measures 193,600 square feet and has 68 columns and 32-foot clear-height ceilings, while Building 200 measures 205,700 square feet with 72 columns and 32-foot clear-height ceilings. Building 300, the smallest of the three structures, totals 110,600 and is equipped with 30 columns and 28-foot clear-height ceilings.

St. Augustine specifically has seen rapid growth in residential and commercial construction and the IGP 95/Logistics Park project is the first of note in the community. Miller’s preconstruction team has been essential during the planning process on this project as the site is located on old farmland with a high water table. This requires a special procedure for excavating the soil and creating a solid foundation.
The project team includes C4 Architecture, The Avanti Group (Structural) and Matthews Design Group (Civil).
