Trina Solar, a global leader in smart PV technology and energy storage solutions, has signed a lease in the recently completed Tradepoint 45 West industrial development within South Dallas’ Inland Port. Located in the City of Wilmer, Texas, Tradepoint 45 West is a development of Champion Partners in partnership with Cresset Partners. Stream Realty Partners, a national commercial real estate firm offering an integrated platform of services, brokered the transaction.
Trina Solar is a leading global provider of photovoltaic products, applications, and smart energy solutions. With their 1.35 million-square-foot lease at Tradepoint 45 West, Trina will invest more than $200 million to open the company’s first manufacturing facility in the United States. Once operational later this year, this facility will create 1,500 regional jobs for the production of innovative large power output Vertex modules using the 210mm large-size wafer. These high-power solar panels use the most advanced technology in the industry, utilizing manufacturing techniques and technologies pulled from over 26 years of experience.
“This facility represents a significant investment in American manufacturing that will bolster the U.S. solar market in addition to positioning Texas as a leader in the transition to a sustainable future. We are grateful to the City of Wilmer and look forward to the many accomplishments our partnership will bring,” said Steven Zhu, President of Trina Solar.
With just over 1.35 million square feet located on 95 acres, Tradepoint 45 West is the largest speculative industrial development ever built in Dallas and the State of Texas. Tradepoint 45 West strategically provides connectivity to the Texas Triangle and the central United States while benefiting from strong infrastructure in the area. It is one of the premier industrial facilities in the country.
“We are pleased that this unique and large project appealed to Trina Solar, who is making a sizable capital investment and creating a significant number of new jobs,” said Steve Modory of Champion Partners. “The City of Wilmer was also very instrumental in bringing Trina to Tradepoint 45 West and have been terrific to work with thanks to their pro-growth and pro-jobs attitude.”
Stream represented both the landlord and the tenant in the deal. Vice President Ridley Culp, Senior Vice President Luke Davis, and Managing Director Matt Dornak represented ownership, while Senior Vice President Forrest Cook, Vice President Jeff Rein, and Executive Managing Director Seth Koschak represented Trina Solar.
“After an 18-month nationwide search to find the perfect location, we are thrilled that Trina Solar selected Tradepoint 45 West as the site of their first manufacturing facility in the country,” said Dornak. “Champion and Cresset put significant thought into what was needed to secure a tenant like Trina. We’re excited to see the positive economic transformation the company will have on the region.”
