Bradford Commercial Real Estate Services has signed a seven-year lease with Freedom Furniture & Design for Royal Jetstar Tech Center, protecting the flex project’s lease-up without any down time between tenants.
The design firm has leased 15,340 sf at 4040 W. Royal Lane in Irving. A May occupancy is planned.
“Freedom Furniture was interested in sublease space that one of our tenants was marketing. It just made more sense to do a buy-out and negotiate a new lease instead,” says Jason Finch, first vice president of locally based Bradford Commercial Real Estate Services. He and Michael W. Spain, executive vice president and managing partner, represent the landlord, Pre DFW Airport LLC.
Freedom Furniture has leased as-is space, keeping the high-end office finish-out and opting to slightly expand the warehouse component. Daniel Rudd of Avison Young represented the tenant.
Royal Jetstar Tech Center, totaling 92,052 sf, has been fully leased for three years or more.
The five-tenant project, featuring 20-foot clear height and dock-high loading, is located close to freeways and Dallas/Fort Worth International Airport.
“Royal Jetstar is situated in a really nice commercial pocket and surrounded by well-maintained buildings,” Finch says. “It’s a highly desirable location in the Metroplex.”
