South Lake Marketplace to Bring 600,000 SF Retail Hub to $1.3B Mixed-Use Project in Bowie

South Lake, one of the largest mixed-use developments currently under construction in the Baltimore-Washington corridor, will soon introduce a major retail centerpiece named South Lake Marketplace which will encompass 600,000 square feet of retail, dining, sports entertainment and hospitality components.

South Lake Marketplace is an integral part of the new $1.3 billion South Lake development in Bowie, Maryland which also incorporates the adjacent Liberty Sports Park facility.

Ideally located at the intersection of U.S. 301/Crain Highway and Maryland Route 214/Central Avenue, the development offers easy access to U.S. 50, the Capital Beltway (I-495) and I-95.

Lanham-based developer NAI Michael Companies has already signed Giant Food as anchor tenant for the regional retail hub and will make additional retail announcements during a ceremonial groundbreaking event planned for June. Tenants will include shops, eating establishments and hotels that can accommodate South Lake residents as well as the athletes and families attending events at the sports complex.

The commercial real estate firm is actively seeking additional tenants, including regional restaurant operators, to complement the tenant mix.

NAI Michael’s partner in South Lake, Owings Mills-based Chesapeake Realty Partners, is proceeding with plans for a variety of housing types at different price points to appeal to all segments of the market. They range from luxury apartments to single family homes and townhome-condos with two-car garages and expansive outdoor living spaces. Residential sales started in late 2022, and more than 250 homes have been sold so far. The homes are being built by Mid-Atlantic Builders, NVHomes, Ryan Homes and DRB Group.

Located just steps from their new homes, South Lake residents will have access to a clubhouse, swimming pool, dog park, wooded trails, and all the retail offerings at South Lake Marketplace. A network of internal roads and pathways will provide residents and visitors with access to all the site’s amenities.

The main attraction and source of foot traffic to South Lake Marketplace is Liberty Sports Park, which already attracts more than 344,000 tournament attendees annually to compete on the professional athletic fields (six artificial turf and four grass) for lacrosse, soccer, football, field hockey and rugby. Liberty Sports Park is managed by the Green Branch Foundation, a community-based nonprofit charitable 501(c)(3) organization that aims to provide youth with greater access and exposure to athletics.
