Alpha Insulation & Waterproofing Inks Early Renewal

Alpha Insulation & Waterproofing Inc. has signed a long-term early renewal for 25,445 sf of class A industrial space in Denton County, keeping its North Texas distribution center intact in Creekview 121.

The company is marking its eighth year in Creekview 121’s Building 4 at 301 Leora Lane in Lewisville. Tenant representative Joe Santaularia, senior vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services, began scouting the market for new locations nearly 15 months in advance of Alpha Insulation’s lease expiration.

“With the state of the industrial market, you’ve got to start early on renewals, particularly if you’re shopping for quality shallow-bay space,” Santaularia says. “We looked at a dozen options, but Creekview won out in the end.”

Creekview 121 is a 10-building complex, totaling 772,000 sf, developed by Mississippi-based EastGroup Properties LP. Alpha Insulation occupies 32.2% of Building 4.

“Alpha Insulation is a multi-market tenant for EastGroup,” Santaularia says. “That was critical leverage for negotiating a good rate.”

Atlanta-based Alpha Insulation, a division of publicly traded IBP Inc., has 14 offices in the U.S. to service the commercial sector. Its list of services includesinsulation, waterproofing, spray foam insulation, restoration, firestops and spray fireproofing.

Creekview serves as Alpha Insulation’s distribution center and storage for North Texas. Bob Hagewood and Eric Crutchfield of Stream Realty Partners represented EastGroup.

Brian Pafford, executive vice president and managing partner of Bradford Commercial Real Estate Services, and Jared Laake, first vice president, represented the landlord, Kennington Research LLC, in the direct deal.

KLA Corp. has leased 4,506 sf of office space in Gateway Central, 4616 Highway 75, Denison, from Covenant Denison Holdings LLC. Jared Laake, first vice president of Bradford Commercial Real Estate Services, and Richmond Collinsworth, senior vice president and managing partner, represented the landlord. Jeffrey Eiting, Noreen Mehdiand Saurabh Mody of CBRE Inc. represented the tenant.

Texas Data Entry Inc. has leased 2,834 sf of flex space in Northway Plaza, 3218 Beltline Rd. Farmers Branch, from 3210 BP Beltline LLC. Jason Finch, senior vice president of Bradford Commercial Real Estate Services, and Justin Greenwood, market director, represented the landlord. Nora Hogan of Transwestern represented the tenant.

Take 27 Studios has leased 2,100 sf of flex space in Manana Plaza, 2474 Manana Dr., Dallas, from 2474 Manana LLC.
