In a fast-moving transaction, Oregon-based Western Pacific Building Materials Inc. has snapped up and moved into 101,900 sf of prime industrial space to get a third wholesale distribution center up and running in Texas.
The company has set up shop in Prologis Freeport Distribution Center Building 2, 9000 N. Royal Lane, in Irving. Joe Santaularia, senior vice president and managing partner of Bradford Commercial Real Estate Services, was the tenant representative for Western Pacific, a CORFAC referral from Mike Boyd of Boyd Commercial in Houston.
“We had to sprint to find a new location because a previously negotiated site fell out due to a change in the occupancy date,” Santaularia says. “There aren’t a lot of options for large blocks of space.”
Western Pacific has been eyeing a DFW location since last November. Its prerequisites were a good labor pool and project image, as it has in Houston and Austin.
“With the client’s parameters and timing in a tight market, we had to go to a landlord we knew could perform and that was Prologis,” Santaularia says.
Santaularia reached out to Mitch Pruitt, vice president of leasing for Prologis, who had a large block of vacant space in Irving. It met all requirements, save for an oversized dock door that’s now being installed.
Western Pacific has signed a long-term lease with Prologis, whose 227,394-sf Building 2 is now fully leased. Pruitt and Jeremy Kelly of Stream Realty Partners LP represented the landlord.
“Once we locked in the location, the process was easy and expedited,” Santaularia says. “It took five to seven days to negotiate the deal. And then, Western Pacific moved in.”

H&R Block Enterprises LLC has renewed 4,874 sf of flex space in Southpoint Plaza, 2115 E. Division St., Arlington. Jim Ferris, vice president of Bradford Commercial Real Estate Services, represented the landlord, GNS Foods Inc., in the direct deal.
Dynamic Motion Control Inc. has leased 4,351 sf of office space in IBC Plaza, 3800 Maple Ave., Dallas, from International Bank of Commerce. Richmond Collinsworth, senior vice president of Bradford Commercial Real Estate Services, and Jared Laake, first vice president, represented the landlord. Shade Watson and Brendan Zrowka of Whitebox Real Estate LLC represented the tenant.
First Pro-Tech Plumbing Inc. and Iglesia De Dios El Buen Samaritano have each renewed 1,920 sf of office/warehouse space at 502-650 N. Main St., Irving. Jason Finch, senior vice president of Bradford Commercial Real Estate Services, and Chris Kennedy, broker associate, represented the landlord, Irving Main Street LLC, in the direct deal.
