Nasser Freres Breaks Ground on New Mixed-Use Property in Jersey City’s Booming Journal Square

Start of 28-story Tower Comprising 622 Rental Homes, Class A Commercial Space and Retail Punctuates Journal Square’s Renaissance

Nasser Freres has broken ground on a new mixed-use development in Jersey City, marking the beginning of a $300+ million project set to deliver in-demand residential, commercial, and retail space to the heart of the historic and well-connected Journal Square neighborhood.

Rising at 25 Cottage Street just steps from the Journal Square Transportation Center, the development  will include 622 rental residences, nearly 45,000 square feet of Class A office space, ground floor retail, and a robust amenity offering highlighted by a landscaped rooftop with a pool, lounge area, and views over Journal Square and across Jersey City.  The collective elements will be housed within a distinctive 28-story tower designed by renowned Handel Architects.

The development, which is being built by AJD Construction, is scheduled for completion in first quarter 2026, with The Marketing Directors tapped as the exclusive leasing and marketing agent.

Principals of Nasser Freres welcomed Jersey City Mayor Steven Fulop, fellow municipal officials and other dignitaries to celebrate the start of the multi-faceted project that is expected to further invigorate Journal Square and solidify its place as one of the most dynamic places to live in the New York metropolitan area.

“25 Cottage Street marks our inaugural project in Jersey City, and we are thrilled to be part of the national success story unfolding here,” said Michael Sokoloff, a Partner of Nasser Freres.  “Mayor Fulop and his administration have shown remarkable vision in spearheading a renaissance that embraces all aspects of community life in Journal Square. We are proud to contribute to the neighborhood’s resurgence as a vibrant center for living, working, and playing in Jersey City.”

“When you take a look around us, you would be hard pressed to find another three-block area in the entire country that has this amount of activity,” said Mayor Fulop of Journal Square, highlighting the numerous high-rise developments and a three-acre public park that are under construction, along with the ongoing restoration of the historic Loew’s Theater to its original 1929 glory. “In a short two or three years from now, this will once again be the epicenter of Jersey City, what it likely was 50 years ago.  We’re thankful for all of you for believing in Jersey city.  Congratulations and we’re excited to be back here for the ribbon cutting in about two years.”

Located on Cottage Street between Summit Avenue and JFK Boulevard East, 25 Cottage Street will bring a thoughtful and well-designed urban residential environment to one of the most significant development sites in Journal Square. The property is ideally positioned near the neighborhood’s extensive transportation network, anchored by PATH service to lower and midtown Manhattan, Jersey City, Hoboken, and Newark. NJ Transit and private buses also serve Journal Square daily, providing convenient access to major employment and recreation centers on both sides of the Hudson River.

Leveraging its convenient location, 25 Cottage Street will appeal to a growing resident base with a diverse mix of well-appointed residences designed by Handel Architects ranging from studio to three-bedroom floor plans.

A full suite of amenities will feature a stunning double-height lobby lounge with a reception area, a Relaxation Zone boasting a spa with steam room, sauna, and salt room; an art gallery and studio, children’s playroom, karaoke room, pet spa and pet run, bowling alley, screening room, game lounge, a speakeasy, VR sports room with arcade games, and a catering kitchen. Flexible co-working space will include a lounge, private work pods, and conference rooms. Residents will also enjoy a state-of-the-art fitness center, yoga room, terrace gallery lounge, coffee bar, podcast/TikTok room, and a party room lounge.

A landscaped rooftop envisioned by Melillo Bauer Carman Landscape Architecture will feature a lounge with kitchen and dining, private outdoor BBQ areas with seating, outdoor kitchen, and a pool with deck and loungers.

25 Cottage Street builds on the substantial investment flowing into Journal Square, which is resulting in thousands of new residences, vibrant retail spaces, increased public areas, and restored cultural landmarks. These efforts are rejuvenating Journal Square as the residential, business, and artistic heart of Jersey City, meeting rising demand from residents eager to be part of this dynamic and thriving neighborhood.
