Bradford Nabs HQ Tenant for Rare Vacancy In Cobb Business Park in Far North Dallas

Layne’s Chicken Franchising LLC has relocated its headquarters team to Cobb Business Park, where a plug ‘n play opportunity provided the incentive to restore the Far North Dallas project’s lease-up.

The restaurateur has signed a long-term lease for 7,328 sf of move-in ready space at 10601 Clarence Dr. in Frisco. Jason Finch, senior vice president of Bradford Commercial Real Estate Services, and Justin Greenwood, market director, represented the landlord, NSP-Frisco I LLC.

The plug ‘n play space was the first vacancy that Bradford has had since taking over the 190,075-sf project’s leasing and management in May 2023. The just-filled second-floor suite features eight offices, two conference centers, break rooms and bullpen space.

“Any tenant would have been enamored by the finish-out,” says Greenwood, who’s marking his fourth month with Dallas-based Bradford. “Shortly after the executives toured, it was off to the races to negotiate terms.”

Layne’s former headquarters office was tucked into a retail location, just two miles from Cobb Business Park. Preston Taylor of Appian Commercial Realty represented the franchising company, which has 20 locations in Texas, Pennsylvania, West Virginia and Wisconsin and opening plans in the works for Arkansas, Georgia, Florida, Tennessee, Virginia, Washington, D.C. and Wyoming.

The 12.2-acre Cobb Business Park, a suburban class A mix of office and light manufacturing space, is situated in northwest Frisco, close to the Dallas North Tollway, Toyota Center and Universal Studios’ resort development site. Layne is one of three long-term tenants in the project.

NORTH TEXAS LEASES

Biotrans LLC has renewed 5,104 sf of flex space in Westwood Business Park, 1801 Royal Lane, Farmers Branch. Jason Finch, senior vice president of Bradford Commercial Real Estate Services, represented the landlord, PRE Westwood LLC, in the direct deal.

Dallas Digital Color LLC has renewed 4,250 sf of flex space in Park Forest Business Center, 10610 Metric Dr., Dallas. Jason Finch, senior vice president of Bradford Commercial Real Estate Services, represented the landlord, Tyler Family Real Estate Investments LLC, in the direct deal.

Precisto LLC has leased 3,431 sf of flex space in Northway Plaza, 3218 Belt Line Rd., Farmers Branch, from 3210 BP Beltline LLC. Jason Finch, senior vice president of Bradford Commercial Real Estate Services, and Justin Greenwood, market director, represented the landlord in the direct deal.

Pistachio Enterprises Inc. has leased 2,859 sf of office space in Commerce Office Park, 8418 Sterling St., Irving, from PRE Westwood LLC. Jason Finch, senior vice president of Bradford Commercial Real Estate Services, and Michael W. Spain, executive vice president and managing partner, represented the landlord in the direct deal.

Cantera Doors & More Inc. has renewed 2,772 sf of retail space in Alpha Plaza, 4887 Alpha Rd., Addison. Melanie Hughes and Erik Blais, senior vice presidents of Bradford Commercial Real Estate Services, represented the landlord, Kennington Alpha Plaza LLC, in the direct deal.

Sheila Johnson Designs Inc. has renewed 1,696 sf of flex space in Parkway Business Center, 4950 Keller Springs Rd., Addison. Brian Pafford, executive vice president and managing partner of Bradford Commercial Real Estate Services, represented the landlord, Kennington Parkway Ltd., in the direct deal.
