Bradford Achieves Major Win with Long-Term HQ Lease For One Legacy Circle in Far North Dallas

In a major leasing coup, Bradford Commercial Real Estate Services in conjunction with Gildenson Real Estate has landed Cadence McShane Construction Co. LLC’s headquarters office for One Legacy Circle in Far North Dallas.

The top-ranked construction company has signed a long-term lease for 16,242 sf of class A office space at 7500 Dallas Parkway in Plano. Tenant finish-out is underway, with occupancy planned for Q1 2025.

“We obviously had aggressive competition for this lease, but One Legacy Circle won out with the project’s superb quality, walkable amenities and well-respected ownership and landlord,” says Jared Laake, first vice president of Dallas-based Bradford. He represented the landlord, which is an out-of-state partnership managed by Gildenson, a local commercial real estate investor and broker.

The 214,110-sf mid-rise has bragging rights to one of Plano’s most prestigious locations – the intersection of Legacy Drive and the Dallas North Tollway. Bradford won the leasing assignment last fall when a group represented by Gildenson acquired the high-profile asset, which was 71% occupied at sale time.

“The Cadence McShane lease and our present leasing activity will take occupancy to almost 90%,” Laake says. “The owner didn’t expect to hit that mark for three years. We did it in less than a year.”

Cadence McShane has leased more than half of the sixth floor of the eight-story project. Garrison Efird and Steven Blankenship of Newmark represented the tenant, which among its many accolades includes the  2024 TEXO Distinguished Building Award for Niagara Conservation Corp.’s headquarters project in Flower Mound, Texas.

In tandem with the signing, Laake says the landlord is planning to significantly upgrade the common corridors and restrooms on the sixth floor as well as the second, which seats the building’s only vacancy: 24,000 sf of contiguous space. Gildenson is the property and asset manager for One Legacy Circle and the 19-story class A Merit Tower in North Dallas, which Bradford helped to stabilize when the two real estate companies started their business relationship more than a decade ago.

The Energy Star-rated One Legacy Circle has a diverse tenant base, a mix of corporate headquarters offices, law firms, mortgage companies and technology firms. Project amenities include a four-story parking garage, new conference center, executive board room, tenant lounge, on-site security, car wash services and guest Wi-Fi in the lobby.

With a WalkScore of 76, the class A building’s positioning in Legacy East is a major drawing card with a curated collection of retail and restaurants within walking distance and nearby hotels, fitness and entertainment venues. An equally impressive line-up of national and international brands is situated right across the freeway in Legacy West.

“One Legacy Circle is prominently located in the heart of Plano’s pre-eminent mixed-use district,” Laake says. “It’s one of the best places to office in Far North Dallas.”
