NewQuest Secures Two More Class A Sites For EoS Fitness’ Houston Expansion

In a true Texas Two-Step, NewQuest has finalized leases in south and northwest Houston for EoS Fitness as part of the brand’s strategic multi-state expansion plan in existing and new markets.

Long-term leases have been signed for 53,829 sf and 41,013 sf of inline space in the Center at Baybrook in Webster and Easton Commons Plaza in northwest Houston, respectively. Both sites, slated to open in 2025, will host full-service gyms with cutting-edge amenities and outdoor workout areas.

“Both locations are dense trade areas with healthy demographics that bode well for successful clubs,” says Kevin Sims, senior vice president of Houston-based NewQuest. He and colleagues Shireen Owlia and David Meyers are spearheading EoS Fitness’ site search and lease negotiations in Greater Houston.

EoS Fitness will repurpose a shuttered Bed Bath Beyond in the Center at Baybrook, a 363,830-sf class A project fronting Interstate 45. Representing the landlord, Kimco Realty, was in-house broker Christi Vinzant.

At Easton Commons Plaza, EoS Fitness will undertake the major conversion of a long-vacant theater into a premier full-service gym. The Kroger-anchored, 203,495-sf class A development fronts TX 6 in the Copperfield trade area. Kathy King and Charles Blaschke of Edge Realty Partners Houston LLC represented the landlord, Easton Houston LLC.

The Dallas-based gym chain is rapidly expanding in Arizona, Florida, Nevada, Southern California, Texas and Utah, with 150 gyms open or on the way. EoS’ targeted goal is 250 locations nationwide by 2030.

The NewQuest team is seeking 40,000 sf, plus or minus. The parameters also include roughly 2,500 sf of adjacent outdoor space for workouts.

“In addition to inline space, our client is interested in sites for ground-up development and build-to-suits,” Sims says. “We feel there is ample room for many more clubs in the Houston area.”

SOUTH TEXAS SALE

Buc-EtAl LLC  has sold 2.79 acres at the intersection of Outlets Boulevard and Interstate 45/Gulf Freeway, in Texas City, to Roadhouse Enterprises Inc.. Brad LyBrand and Krystal Peeler of NewQuest represented the seller. Jeff Scarborough of Scarborough Real Estate LLC represented the buyer.
