NewQuest Breaking Ground On 19,000-SF Building In Grand At Aliana For Newly Signed All-Stars

With six signed leases in hand, NewQuest is ready to break ground on a 19,000-sf multi-tenant retail building in the Grand at Aliana Phase III in Fort Bend County.

The new building is 75% pre-leased, with negotiations nearing completion for the balance of the class A retail space. The groundbreaking is coming about two months after Phase III’s anchor, Costco Wholesale, opened its doors.

“It’s been extremely busy since Costco opened. Phase III is attracting a lot of quality national brand operators,” says Josh Friedlander, senior vice president and development partner of Houston-based NewQuest. He partners with colleague David Meyers to lease the Grand at Aliana.

Snapping up space in the new building are Milano Nails, America’s Best, Five Guys, Dunkin Donuts, Firehouse Subs and Buffalo Wild Wings Go. NewQuest plans to deliver the 19,000-sf building in March for tenant finish-outs. Summer openings are planned.

Details for the newly signed deals are:

▪ Milano Nails, 3,850 sf, with Daniel Tran of PR Associates Commercial as the tenant representative;

▪ America’s Best, 3,150 sf, with Blair Golden of Evergreen Commercial Realty as the tenant representative;

▪ Five Guys, 2,450 sf, with Brett Strake of NewQuest as the tenant representative;

▪ Dunkin Donuts, 2,100 sf, with Rebecca Le of NewQuest as the tenant representative;

▪ Firehouse Subs, 1,400 sf, with Angelique Pereira of AARE as the tenant representative;

▪ Buffalo Wild Wings Go, 1,295 sf, with Shireen Owlia and Diandra Breen of NewQuest  as tenant representatives.

NewQuest’s regional power center, totaling 65 acres, fronts the Grand Parkway/TX 99 in Richmond, home to one of the largest and fastest-growing retail corridors in Texas. The project’s three phases have a build-out capacity of 665,000 sf of mixed-use space and 350 apartments.

Phases I and II are fully leased, with NewQuest holding some pads in reserve for future development. There are ground-lease opportunities with Grand Parkway frontage that are bookending Phase III – a 1.17-acre tract at West Airport Boulevard and a three-acre site, which can be subdivided, at Fairbairn Way.

Phase III also will be home to the first Portillo restaurant in Greater Houston. The Chicago-based chain’s grand opening is later this month – a 7,700-sf restaurant with seating for 220 and two drive-through lanes.

“I get calls every day from retailers and restaurateurs who want to be in this market. Except for the pads, it will be 2026 before there is any more first-gen inline space to lease, ” Friedlander says. “Typically to lease in this submarket, preleasing commitments are made one to 1.5 years before a building delivers.”

SOUTH TEXAS LEASES

Quick Quack has ground-leased at 1.307-acre pad site at 19764 E. Cypresswood Dr., Spring, from DCB Realty LLC. Rebecca Le of NewQuest represented the tenant. Zach Armstrong of J. Beard Real Estate represented the landlord.

The Fenyx Project has leased 4,480 sf of retail space in Windcliff Town Center, located at the intersection of Jones and Cypress North Houston roads, Houston, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord. Adam Cabigon of Doss Pros LLC represented the tenant.

Total by Verizon has leased 2,390 sf of retail space in Sheldon Forest Shopping Center, located at the intersection of Interstate 10 and Sheldon Road, Channelview, from Sheldon Forest Retail Partners LLC. Nina Irwin of NewQuest represented the landlord in the direct deal.

Unique Boutique & Salon has leased 1,948 sf of retail space in the Shops at Stone Park, located at the intersection of Beltway 8 and Wallisville Road, Houston, from Ley-Lane Partnership No 9 LP. Nina Irwin of NewQuest represented the landlord in the direct deal.

A Plus Massage has leased 1,470 sf of retail space in Windcliff Town Center, located at the intersection of Jones and Cypress North Houston roads, Houston, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord in the direct deal.
