Bradford’s Landlord Representatives Ink 41,328 SF In New Leases, Renewals, Expansions

In a steady flow of deal-making, Bradford Commercial Real Estate Services’ landlord representation teams have filled 41,328 sf for seven owners of flex and industrial product in Dallas/Fort Worth.

The deal stack is a mix of four new leases, a quartet of renewals and two expansions. The leasing activity could be viewed as a sign of the times.

“It’s a landlord’s market when it comes to the flex/shallow bay market. Companies are racing to lock in space in part before the November election because of the uncertainty that a new administration could bring,” says Michael W. Spain, executive vice president and managing partner of Dallas-based Bradford. “This is especially true when it comes to the small to mid-size occupiers.”

Bradford’s Jason Finch, senior vice president, and Justin Greenwood, market director have renewed two tenants in Spring Valley Business Center for its longtime owner, SV Tech Center Ltd. Re-upping were:

▪ Dallas Tissue Research Inc., 8,560 sf, at 4254 and 258 Spring Valley Rd. Finch and Greenwood represented the landlord. Jake McMillion of Cresa LLC served as the tenant representative;

▪ Flexpress Digital Inc., 7,979 sf, at 4410 Spring Valley Rd. Finch was the landlord’s broker. Chris Beggins of Lee & Associates DFW represented the tenant.

At Irving’s Commerce Park, the Bradford team of Finch and Spain have completed two leases for PRE DFW Airport LLC. The newly signed transactions are:

▪ Gourmet Growers LLC, 5,329 sf of flex space at 4845 W. Royal Lane, in a direct deal;

▪ Basi6 International LLC, 2,528 sf of office space at 8409 Sterling St. Finch and Spain represented the landlord in talks with tenant representative, Michael Yarrito of Real Broker LLC.

At Switzer Business Park, Finch and former colleague Mark Ready have finalized an expansion and a new lease for landlord, 9100 JCF LLC in direct negotiations with the tenants. The new deals are:

▪ Texas Artificial Turf & Design LLC, which has expanded by 1,320 sf to bump its total to 3,360 sf of flex space at 10920 and 10930 Switzer Ave.;

▪ Cyclone Air & Heating LLC, 1,320 sf of flex space at 10930 Switzer Ave., Dallas

At Westwood Business Park, PRE Westwood LLC has landed a newcomer, TM Television, which leased 5,384 sf of flex space at 1801 Royal Lane in Farmers Branch. Dealmakers were Finch, who represented the landlord, and Ryan Lents of TIG Real Estate Services LLC, the tenant representative.

The Bradford team of Finch and Spain also re-upped Aero Dynamix Inc. to 4,870 sf at 2805 W. Euless Blvd. in Euless. The landlord representatives worked out a direct deal for their client, Euless Industrial LLC.

At Story Business Park, Finch and Spain signed Texas Curds Inc. to 2,938 sf of flex space for landlord, Story EPA LLC. Daniel Folmer of the Rich Young Co. represented the tenant, who is moving into 201 Brown Dr. in Irving.

At Dalworth Industrial Property, Finch partnered with Chris Kennedy, broker associate, to expand Triple M Thrift by 1,100 sf, taking its total to 2,200 sf at 2345 Dalworth St. in Grand Prairie. The team represented the landlord, Fulton Dalworth TX LLC, in a direct deal.
