TIC Begins 122 Townhome Lots at LakePoint Sports in Emerson

Stars Way Townhomes will provide housing inside the LakePoint sporting complex

Trilogy Investment Co. (TIC), a vertically integrated residential investment and development company specializing in build-to-rent (BTR) and land development, has closed a $8.1 million loan with Harvest for land development on its Stars Way townhome community.

The 8.5-acre Stars Way townhome site is in Emerson, adjacent to LakePoint Sports. Located off I-75 and Hwy 41 at the intersection of Stars Way and LakePoint Parkway, Stars Way Townhomes will feature 122 townhomes built by Blue River Communities.

“Harvest represents a new relationship for TIC, and we have additional closings with them on the books for later this year,” said Jason Joseph, CEO and Managing Partner of TIC. “Stars Way Townhomes represents the second of three deals in partnership with Blue River Communities (BRC), the first of which was Garden Oaks in Tallahassee.”

Development will start in October, with project completion and the first residents moving in by Q1 2026.

This project is an example of how TIC is creating the ultimate optionality. While BRC has the lots under contract to provide for-sale housing, TIC maintains an option as a BTR community should the rental market improve. Either way, the addition of attainable housing is a win for the Cartersville market.

With LakePoint Sports attracting over six million visitors annually, demand for housing in the surrounding area is on the rise.
